<p>Culmination of the 2025 PropertyGuru Asia Property Awards series distinguishes the best in asia with over 90 Marks of Excellence</p>



<p>The 20th edition of the PropertyGuru Asia Property Awards series has culminated in spectacular style at its Grand Final, distinguishing sublime real estate achievements across the region.</p>



<p>After a landmark journey through 13 property markets, the 2025 PropertyGuru Asia Property Awards Grand Final set apart Asia’s outstanding developers, developments, and designs in ceremonies today at The Athenee Hotel, a Luxury Collection Hotel, Bangkok.</p>



<p>Commemorating 20 years of recognising achievements in real estate, the PropertyGuru Asia Property Awards Grand Final featured over 90 categories celebrating the &#8220;Best in Asia,&#8221; in line with PropertyGuru’s vision of powering communities to live, work, and thrive in tomorrow’s cities. Finalists were chosen from the PropertyGuru Asia Property Awards’ series of galas and events across the region.</p>



<p>Henderson Land Development Company Limited from Hong Kong brought home the prestigious golden statuette of Best Developer (Asia). The Legacy &#8211; 8 Castle Road, Mid Levels, Henderson Land Development Company Limited’s ultra-luxurious joint venture with leading developer New World Development Company Limited, achieved a double victory in the development and design categories.</p>



<p>One Central Macau Revamp by Properties Sub F, Limited, a joint venture of Hongkong Land Group and Shun Tak Development Limited, also won and represented the Chinese special administrative regions. Design innovation from Mainland China was prominently recognised this year, with wins for top design practices Benoy, CAN Design, J&amp;A Design, and Lead8.</p>



<p>With a total of 17 Best in Asia titles, Malaysia was the top-performing country at the 2025 PropertyGuru Asia Property Awards Grand Final. JLand Group emerged victorious as Best Industrial Developer (Asia), winning for its township development Bandar Dato’ Onn. MTD Properties and Faire Development were named Best Affordable Residential Developer (Asia) and Best Breakthrough Developer (Asia), respectively.</p>



<p>Malaysia’s honours were spread across diverse developments emphasising connectivity, sustainability, multi-generational flexibility, and premium living experiences. Other winning companies included Armani Group; Astaka Kimlun Sdn Bhd; City Motors Group; Exal (Malaysia) Sdn Bhd; Gunung Impian Development Sdn Bhd; IIB Land Sdn. Bhd.; Malton Berhad; Perbadanan Kemajuan Negeri Selangor (PKNS); Platinum Victory; R&amp;F Development Sdn Bhd; Sime Darby Property; and TRX City Sdn Bhd.</p>



<p>Indonesia followed closely with 15 wins for developers across the archipelago. Winners demonstrated their prowess in building live-work-play communities, with Paramount Land named Best Township Developer (Asia) and Sinar Mas Land winning for the townships BSD City and Grand Wisata. Sinar Mas Land also scored a joint win with Hongkong Land for Botanic Villa at NavaPark.</p>



<p>PT. Putragaya Wahana, hailed Best Commercial Developer (Asia), earned multiple wins for the superblock Thamrin Nine, home to Indonesia’s tallest buildings. Winning projects by Mandiri Land, Masgroup, Summarecon Group, and Triniti Land set high benchmarks for affordable, mid-end, high-end, and eco-conscious living, as well as hospitality.</p>



<p>With 14 wins, developers from Vietnam rose as another formidable force at the Grand Final, led by CapitaLand Development (Vietnam), winner of Best Sustainable Developer (Asia) and multiple honours for the projects Orchard Grand, Orchard Mansion, The Fullton, and The Orchard. Gamuda Land Vietnam won Best Community Developer (Asia), reinforced by projects such as Central Park and Springville. Nomura Real Estate Vietnam, awarded Best International Partner Developer (Asia), was additionally recognised for The Komorebi. Projects from Ecopark Founder and KD Investment Joint Stock Company rounded out the elite winners from Vietnam.</p>



<p>Singapore developers received 11 wins, including Best Residential Developer (Asia) for UOL Group Limited. Parktown Residence, a venture of CapitaLand Development, UOL Group Limited, and Singapore Land Group Limited, scored three wins while Upperhouse at Orchard Boulevard delivered a joint win for UOL Group Limited and Singapore Land Group Limited. IOI Properties Singapore meanwhile achieved three wins across the projects IOI Central Boulevard Towers and W Residences Marina View. Honours for Allgreen Properties and The Assembly Place further underscored real estate excellence in the city-state.</p>



<p>Developers across the Philippines won 10 Best in Asia titles. Robinsons Land received four titles, including the Best Luxury Developer (Asia) award and wins for The Mall | NUSTAR; The Victor at Bridgetowne; and work.able GBF Center 1. Robinsons Hotels and Resorts was named Best Hospitality Developer (Asia) while RLC Residences, a Robinsons Land subsidiary, won for Sync and The Residences at The Westin Manila. Winning developments from Aboitiz Economic Estates, Aboitiz Land, Inc., and FIESTA Communities Incorporated showcased the Philippines’ impressive progress in industrial development and housing connectivity.</p>



<p>Thailand developers earned seven Best in Asia wins, led by Reignwood Group, winner of Best Luxury Mega Township Development (Asia) for Reignwood Park. Thailand’s wins underlined development innovations and architectural excellence throughout the kingdom, exemplified by luxurious homes and coastal residences by AP (Thailand) Public Company Limited, Pruksa Real Estate Public Company Limited, Triya, and Tropical Life Real Estate Co., Ltd. Solidifying Thailand&#8217;s stature as a premier retail destination, Lead8 was honoured for its design on Parade at One Bangkok.</p>



<p>Supaluck Umpujh, chairwoman of The Mall Group, received the PropertyGuru Icon Award from the editorial team of Property Report by PropertyGuru. The 2017 Thailand Real Estate Personality of the Year returned to the PropertyGuru Asia Property Awards in recognition of her recent iconic achievements in mixed-use and retail development, including the award-winning EM District in Bangkok.</p>



<p>Eterno Property Group represented Australia’s enduring cross-border appeal to property seekers with wins for its projects Munro House and The Newlands. Eve Residences by Homecorp was recognised for its impressive views along the Australian coast.</p>



<p>From Japan, JY Suites Tsutenkaku by Jean Yip Developments won the Best Affordable Condo Development (Asia) award while Four Seasons Hotel Osaka by Curiosity won Best Hospitality Interior Design (Asia).</p>



<p>Representing Sri Lanka, Home Lands Group of Companies was named Best Lifestyle Developer (Asia) while Pentara Model Apartment by Urbanspace Interiors Pvt Ltd. won Best Condo Interior Design (Asia).</p>



<p>From the Middle East, The Chedi Private Residences, Sheikh Zayed Road, Dubai, United Arab Emirates by Chedi Hospitality won Best Branded Residential Development (Asia).</p>

<p>Ultra-luxury homes nationwide were also recognised, including Cinq Royal The Eighteen Bangna KM.7; D Space 3 by A35 Estate Corporation Co., Ltd; Nantawan Pool Villa Rama 9-New Krungthep Kreetha Road by Land and Houses Public Company Limited; Scope Thonglor by Scope Company Limited; and Triya Panwa by The Element by Triya.</p>



<p>Land and Houses Public Company Limited also won for its luxury projects Vive New Krungthep Kreetha and Vive Phuket, bringing its haul this year to four golden statuettes.</p>



<p>Also receiving four wins, AP (Thailand) Public Company Limited garnered accolades for the housing developments Beon Kaset-Nawamin; Centro Sathorn-Suksawat; The City Ratchapruek-Phrannok; and The Palazzo Pinklao &#8211; Borom.</p>



<p>In Greater Bangkok, Reignwood Group won Best Luxury Mega Township Development for the vast multi-generational community Reignwood Park. Innovative, imaginative retail projects throughout the metropolis also garnered golden statuettes: Hatch Dome-Asiatique The Riverfront Destination by Asset World Corporation and Parade at One Bangkok by Lead8.</p>



<p>Origin Vertical Co., Ltd. won for the well-connected and pet-friendly projects Knightsbridge Space Sukhumvit Rama4 and Origin Plug &amp; Play E22 Station. Baan 365 Sukhumvit 77 by L.P.N. Development PCL.; Belgravia Exclusive Ratchaphruek &#8211; Rama5 by Britania Public Company Limited; and Chann The Riverside Borommaratchachonnani by AssetWise rounded out the diverse slate of winning projects in metropolitan Bangkok.</p>



<p>Upscale condominium and landed developments also represented southern Thailand, led by Canvas Cherngtalay by Sansiri Public Company Limited; Naturale Phuket Luxury Pool Villas by AAG Development Co., Ltd.; and Phyll Krabi and Phyll Phuket II, both by Central Pattana. Thera Asset Co., Ltd. represented northern Thailand with a win for the housing development Thera Thamm: Wang Tan.</p>



<p>A trio of accomplished leaders in Thai real estate also received special recognitions at the gala. Kamala Sukosol, president of Siam Hotels &amp; Resorts, received the inaugural Life Achievement Award of the PropertyGuru Thailand Property Awards, celebrating her distinguished legacy in Thai hospitality alongside the Sukosol Group and her contributions to responsible tourism and the kingdom’s cultural fabric.</p>



<p>Chadatip Chutrakul, chief executive officer of Siam Piwat Group, was honoured as Real Estate Personality of the Year for her transformative leadership in the retail segment, as exemplified by shopping institutions such as IconSiam and Siam Paragon.</p>



<p>Supachoke Panchasarp, chief executive officer of Asset Five Group Public Company Limited, received the inaugural Rising Star award for blazing new trails in development, filling a market gap for consumers seeking self-built homes.</p>



<p>In addition to competitive categories, the latest PropertyGuru Thailand Property Awards gave consumers a platform to recognise the kingdom’s top developers through the People’s Choice Awards, with the support of the country’s leading property platforms, DDproperty and Think of Living.</p>

<p>The PropertyGuru Thailand Property Awards return for their landmark 20th edition by giving property seekers a voice in celebrating the kingdom’s finest real estate developers, with the People’s Choice Awards in Thailand opening the public voting on 8 August 2025 (00:00 Indochina Time) and closing on 22 August (23:59 Indochina Time).</p>



<p>Thai residents and citizens are invited to cast their vote in the 2025 People’s Choice Awards, recognising the most trusted property developers in the kingdom. Consumers will choose their trusted developers based on satisfaction, brand reputation, and project excellence. All votes and results will be independently verified and audited by HLB, the official balloting partner of the People’s Choice Awards.</p>



<p>Winners of the People’s Choice Awards will be revealed during the annual gala celebration of <a href="https://www.ddproperty.com/en/property-guides/the-20th-propertyguru-thailand-property-awards-launch-as-market-shows-growing-opportunities-84580" data-type="URL" data-id="https://www.ddproperty.com/en/property-guides/the-20th-propertyguru-thailand-property-awards-launch-as-market-shows-growing-opportunities-84580" target="_blank" rel="noreferrer noopener">the 20th PropertyGuru Thailand Property Awards</a> on 12 September at the newly reimagined Dusit Thani Bangkok, alongside winners of competitive categories and special recognitions.</p>

<p>Thailand&#8217;s longest-running real estate awards programme introduces additional categories as new buying and renting trends emerge.</p>



<p>The 20th edition of the PropertyGuru Thailand Property Awards programme has officially launched, convening distinguished experts to discuss emerging opportunities in one of Southeast Asia’s most dynamic real estate markets.&nbsp;</p>



<p>The 2025 cycle of the PropertyGuru Thailand Property Awards launched today at the Renaissance Bangkok Ratchaprasong Hotel where industry stakeholders shared the latest insights on the kingdom’s property seekers.</p>



<p>The black-tie gala dinner and presentation of the 2025 awards will be held at a new venue, the iconic Dusit Thani Bangkok. Key dates for the 2025 edition are:</p>



<ul><li>11 July 2025 – Entries Close</li><li>4-22 August 2025 – Site Inspections</li><li>8-22 August 2025 – People’s Choice Awards Voting Period</li><li>22 August 2025 – Final Judging</li><li>12 September 2025 – Gala Dinner and Awards Ceremony in Bangkok, Thailand</li><li>12 December 2025 – Regional Grand Final Gala Dinner and Awards Presentation in Bangkok, Thailand&nbsp;</li></ul>



<p>Established in 2005, the PropertyGuru Thailand Property Awards represent the longest-running real estate awards programme in the kingdom. It is part of the PropertyGuru Asia Property Awards series, organised by PropertyGuru Group, Southeast Asia’s leading property technology company, to celebrate the Gold Standard in real estate.</p>



<h2>Opportunities and trends</h2>



<p>The Thai property market presents a variety of opportunities amid new consumer behaviours and trends, according to insights from DDproperty.com, the official portal partner of the awards.</p>



<p>According to DDproperty.com, the demand for rental properties remains higher than the demand for properties for sale. This is evident in the platform’s visitor data from July 2024 to February 2025, which shows that 52% of users chose to rent properties while 48% opted to buy.</p>



<p>Among buyers, 54% bought for personal or family use while 47% bought for investment. The relatively balanced proportion between these buyer segments implies that a significant segment of investors are partly drawn to attractive rental returns for both short-term and long-term leases.</p>



<h2>New categories for 2025</h2>



<p>The trends emerge as the 20th PropertyGuru Thailand Property Awards further recognise real estate excellence with new categories for 2025. These new titles are Best Construction Company; Best Custom Home Builder; Best Mega Township Development; Best Township Development; Best Completed Mixed Use Development; Best Oceanview Condo Development; Best Oceanview Housing Development; Best Multigeneration Living Condo Development; Best Multigeneration Living Housing Development; Best Smart Commercial Development; Best Renovated Commercial Development; and Best Renovated Residential Development.</p>



<p>The newly introduced categories reflect the shifting needs of property seekers and aim to reward innovation in Thailand’s real estate sector.</p>



<p>This year, the People’s Choice Awards will continue empowering residents to recognise Thailand’s finest developers based on reputation, track record, timely project delivery, and overall quality.</p>
