This favoritism has increased the price for east-facing units, and lowered the price for west-facing units. While the afternoon heat is the main reason people avoid buying a west-facing condo unit, there are some unheard benefits which could change your mind. Let’s explore each of them concisely.</strong> </p>
<p> <strong><span style="color: #ff0000">Inexpensive </span></strong><br />As most buyers are not millionaires who can choose whichever condo units they want unconcerned of the price, west-facing condo units are a decent choice to save money – especially if you have already determined a fixed budget. Curtains alone may be enough to keep the room cool during afternoon, but the light would be too bright to sleep – especially if you are a night-shift worker who sleep during the day. Therefore, adding both drapes and curtains are the two important components to deal with the afternoon heat while also getting a good night’s sleep.</p>
<p>Another benefit of living in a west-facing condo unit is that sunlight will help airing your room, preventing your room to feel stuffy and exude some strange smells. Open your windows for 15-30 minutes at least once a week to keep your room freshened. With all these tips, a west-facing condo unit is not as bad as we believed.</p>

In some cases this faux marble or wood can be indistinguishable from authentic products thanks in part to modern technological advancements such as 3D printing. </p>
<p>Materials like antique barn wood, cedar siding, porcelain tile and granite countertops can be faked these days. <em>The Wall Street Journal</em> reported that the forged materials can be up to 70 percent less expensive than authentic products and can be more durable and easier to care for.</p>
<p>In fact, some of the fake materials can increase the value of a home. Imitation slate is one example of this. It requires less maintenance and can be easier to install. Meanwhile fake woodwork and plants are environmentally advantageous because they don’t involve harvested trees or need watering. They are also safer since they are fireproof.</p>
<p>Home appraisers told the newspaper that it is important not to go overboard on the fake materials, especially in luxury homes. The key is finding the right balance so the materials look and feel high-end especially when compared with other luxury homes. </p>
<p>Susan Pizzi recently oversaw the construction of a Tuscan-style house as well as a large addition to the property in an affluent New Jersey community. She told the newspaper that while she normally prefers real materials, she did utilise some faux materials when it was advantageous. </p>
<p>Authentic materials including limestone and terra cotta flooring as well as stucco for the exterior we used at the project. However, she used scagliola, a technique popular in the 17th and 18th centuries in which plaster and silk are cast and styled to look like marble, for the fireplace. The piece took two months to finish and installation required another ten days. However, not only does the fireplace look like the real deal, but it was significantly cheaper to do than using traditional materials and methods.</p>

<p>United Kingdom-based real estate agency Belvoir has provided a list of top tips to help investors ensure everything is as it should be.</p>
<p>“Now is a great time to give your rental property a once over,” explained the owner of Belvoir Liverpool West Derby Adam Rastall.</p>
<p>“Jobs can mount up and even small issues can escalate into large problems if left unresolved for too long.”</p>
<p>In order to assess your property&#8217;s maintenance needs it is important to pay it a visit. Organise with a convenient time with your tenant for an inspection and request their observations in advance so you have a &#8216;snagging list&#8217; to work from. Also, create your own checkllist of things to look out for, both large and small.</p>
<p>“During your inspection keep a look out for deterioration which could have occurred sice your last check,” added Rastall.</p>
<p>“When you arrive at the property inspect the walls to ensure pointing hasn&#8217;t deteriorated.Check the woodwork too. Is it still sound, and free from peeling paint and rot? If not, now is the perfect time to re-paint or re-varnish outdoor woodwork, such as doors, door frames and windows.”</p>
<p>It is important to check your guttering and roof too, he added.</p>
<p>“Debris, such as leaves, can gather in guttering so check carefully to make sure they are clear.</p>
<p>Although we may be heading towards better weather, heavy showers can lead to blocked guttering can cause rainwater to overspill down the fabric of the building and create damp.”</p>
<p>“Look up at the roof. Are there any gaps that indicate tiles have been damaged during any storms, or are there any loose tiles that could pose a danger to your tenant or others?</p>
<p>“During the visit make sure you head into the loft too, if you have one. Can you see daylight? And are the timbers structurally sound with no evidence of recent insect activity?”</p>
<p><strong>Create a schedule</strong></p>
<p>Ask your tenant when they are planning to have their summer holiday so you can organise in advance large indoor maintenance tasks to coincide with the property being vacant. This will give trades people unlimited access and minimise disruption for your tenant.</p>
<p>“Your tenant&#8217;s summer holiday is a great opportunity for you to get on top of indoor maintenance,” said the owner of Belvoir Birmingham Central Major Mahil.</p>
<p>“This is especially important if your tenants hold a long-term contract, and therefore you don&#8217;t get the opportunity to modernise, update or maintain between tenants exiting and entering, or if you&#8217;re hoping to turn your investment into a sales opportunity in the coming months.</p>
<p>“Start planning a schedule now so there&#8217;s plenty of time for you to commission your preferred trades people in advance, or book time off work if you are planning to do the jobs yourself.</p>
<p>“Great jobs to tackle when the property is vacant include decorating, damp treatment, any garden landscaping, carpet and flooring changes and updating kitchens and bathrooms.”</p>
<p><strong>Money on track</strong></p>
<p>Give your finances an overhaul&#8217; too to make sure your finances and goals are on track. Is it time for a rent increase? Could you benefit from a remortgage? Are you getting the best value for money from your insurance policy and other packages you may have?</p>
<p>“Reviewing your finances should be an ongoing process but, if you haven&#8217;t done this for a while, make sure you do it now,” said the owner of Belvoir Melton Mowbray and Belvoir Bingham Charlotte Baker.</p>
<p>“Check to see if there is an opportunity to improve on the mortgage package you currently have, plus check your insurance policy to ensure you&#8217;ve got the best cover for your needs and it is competitively priced.</p>
<p>“Also consider whether you are getting value for money from any packages you may have, such as boiler cover etc, and if you still need them. For example, if you have recently replaced your boiler and it has its own manufacturer&#8217;s warranty, you may be paying for something you no longer need.</p>
<p>“Managing agents will annually review the rent for our landlords,” continued Baker, “but if you don&#8217;t have an agent and are self-managing your property, then it is advisable that you do this too.<br />
“If your tenant has been in the property for more than a year, and you haven&#8217;t already done it, you should compare the current level of rent they&#8217;re paying to what similar properties are fetching.</p>
<p>“The first question you should ask yourself is, &#8216;if my property came on the market for re-let today would I be able to ask a higher rent for it?&#8217; If you think you could, then consider suggesting to your tenant a moderate increase so it doesn&#8217;t fall too far behind its current market value.”</p>

            <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2015/04/ASEAN-copy.jpg" alt="" /><figcaption></figcaption></figure><p>Thailand has climbed up to the third place in ASEAN in the <em>ICT Networked Readiness Index</em> (NRI) after Singapore and Malaysia, and the 67th out of 143 countries worldwide, NBTC Secretary General Thakorn Tantasit revealed to reporters yesterday.</p>
<p>The assessment of networked readiness was prepared by the <em>Global Information Technology Report</em> of the World Economic Forum (WEF).</p>
<p>The new ranking showed the overall readiness of ICT and Communications in Thailand had increased as indicated by key indexes: the allocation of frequencies and number, the promotion policy to universal services, the regulation of service rates and the promotion of market competition in order to protect customer rights.</p>
<p>Thakorn said that the number of mobile high-speed internet users among population also moved up to 42nd in 2015 from 132nd in 2014.</p>
<p>The NRI report also analysed that the mobile phone networks in Thailand could cover all the population.</p>

<p>In its latest <em>Luxury Defined 2015</em> report, Christie’s International Real Estate has attempted to frame the global luxury real estate sector, not only by examining the world’s top 10 cities for prime property, but also by analysing more than 70 additional regional markets to determine the factors at play across the luxury residential spectrum.</p>
<p>The real estate firm also looked at the characteristics that define luxury property today and explore which emerging markets are setting the pace for luxury tomorrow.</p>
<p>The research captured the collective wisdom and insights 32,000 agents operating from 1,350 offices globally &#8211; as well as and specialists from the broader Christie’s luxury goods world.</p>
<p>So what defines luxury when it comes to residential property?</p>
<p><strong>LUXURY IS… SO MUCH MORE THAN LOCATION, LOCATION, LOCATION</strong></p>
<p>Traditionally prominent addresses and prised postcodes are no longer the defining baseline concept for luxury homes. High net-worth Individuals (HNWIs) are expanding the borders of traditional luxury locales, and are willing to pay a premium in emerging luxury areas if the amenities and lifestyle offerings are right. The evolution of high-end commercial real estate is also driving this phenomenon.</p>
<p><strong>LUXURY IS… CONSCIOUS LIVING</strong></p>
<p>Owning a home that does not negatively affect the community &#8211; and one that can even bring positive meaning &#8211; is attractive to wealthy buyers. The demand for more sustainable and healthy environments has placed greater emphasis on knowing where and how products are manufactured, and has fuelled a trend toward conscious living.</p>
<p><strong>LUXURY IS… EXPERIENTIAL</strong></p>
<p>Today’s new wealthy consumers are more informed, more globally exposed, and more sophisticated than previous generations. Baby boomers in particular are now “less materialistic and more experiential,” noted Cognizent in a luxury retail trend study, and HNWIs are being led into the luxury experience by prestige brands.</p>
<p><strong>LUXURY IS… CONVENIENCE</strong></p>
<p>The resurgence of urban down town cores in many major cities and changing age dynamics are having a significant impact on the home-buying preferences of the world’s most affluent. As millennials grow and baby boomers transition into life as empty nesters, many larger cities are witnessing a surge of affluent older buyers to urban areas. Residents of suburban areas are also increasingly seeing a preference for urban amenities.</p>
<p><strong>LUXURY IS… AGE-AGNOSTIC</strong></p>
<p>Multi generational travel (trips involving at least three generations) was dubbed the biggest trend for 2014 by a luxury travel industry report. As growth in this type of tourism increases, some prestige real estate markets, particularly those in resort destinations, are seeing increasing demand for luxury homes with spaces that have the flexibility to adapt to generational diversity and entertaining requirements.</p>
<p><strong>LUXURY IS… COLLECTIBLE</strong></p>
<p>“For today’s wealthy investor, acquiring and holding collectibles is akin to building a store of treasure,” noted a report from Barclays’ Wealth Insights. Trophy real estate is the ultimate collectible treasure. Like buying a prized sports team or high-value artwork, trophy residences can ignite the passions of UHNWIs. Many developers of ultra-luxury properties have baked collectible concepts right into their plans with limited-edition structures and one-off creations by highly regarded international architects and designers.</p>
<p><strong>LUXURY IS… TURNKEY-READY</strong></p>
<p>Many buyers are willing to pay a premium for the convenience of a “just bring your toothbrush” property, outfitted with top-of-the-line accoutrements that amplify a luxury lifestyle. Brokers reported an increased interest in brand-new residences, with buyers happily paying a premium for security, concierge, and other luxury amenities.</p>
<p><strong>LUXURY IS… A BLANK CANVAS</strong></p>
<p>At the other end of the spectrum, some enthusiastic buyers are pushing the desire for newness to new heights. Impeded by lack of quality inventory, more and more ultra-affluent buyers wish to build their own trophy homes from scratch.</p>
<p><strong>LUXURY IS… UNDERSTATED</strong></p>
<p>Luxury is no longer about brash displays of wealth, noted many experts in the report. Instead, scaled-back, quality-over-quantity luxury will continue to be one of the key tenets behind many prestige property acquisitions.</p>

<p>United-Kingdom-based real estate firm Harrison Murray are urging people not to let the feel-good factor end in upset by being complacent when it comes to security.</p>
<p>Su Snaith, Head of Estate Agency for Harrison Murray, said: “Many of us seem to let our guard down slightly at this time of year, with the warmer weather and sunny weekends meaning we spend more time outdoors. It just takes an opportunist thief to spot an open window and ruin your summer.<br />
“Some simple checks will help to keep your property and garden safe and secure, giving you peace of mind to enjoy yourself with family and friends.”</p>
<p>Here are Harrison Murray’s simple tips for a stress-free experience.</p>
<p><span style="color: #ff0000"><strong>Your property</strong></span><br />
Check your doors, windows and patio doors are closed and locked before you go to bed.<br />
If you are in the garden, make sure the windows at the front of the house are closed – it&#8217;s easy for someone to enter your house unobserved via an insecure window or door.</p>
<p>If you are planning to go away, ensure all moveable valuables like handbags, laptops and mobile phones are hidden from view upstairs.</p>
<p>Use automatic timer-switches to turn on a light and perhaps a radio when it gets dark.</p>
<p>Don&#8217;t leave your curtains drawn for the duration of your holiday – it&#8217;s fine in the evening but during the day it is a give-away that the house is empty.</p>
<p>A pile of post hanging out of your letterbox is a clear sign that you are away. Ask a trusted neighbour to pick up your post, or use any keepsafe service that’s available where, in some cases, they will keep your mail for up to two months.</p>
<p>Never leave keys anywhere near the front door, in line of sight from your letterbox; burglars know where to look.</p>
<p>If you have a house alarm make sure it is serviced, and you have mutual arrangement with a neighbour to hold keys and check the property. False calls are annoying and the genuine one may just get ignored.</p>
<p>If you are in the process of selling your home, ensure you leave a key with your agent.<br />
<span style="color: #ff0000"><strong>Your garden</strong></span><br />
Make sure the garden looks cared-for, and that passers-by can see the front of your home so that a burglar can&#8217;t work without being spotted. Some people think large overgrown hedges help hide their property, but they can be a blessing to those wanting to break in.</p>
<p>Remove and secure items that may be used to break in or climb up such as ladders and gardens tools, and don&#8217;t leave any equipment, like lawnmowers, unattended in your front garden.<br />
Secure gates and sheds, and fit security lighting on a movement detector.</p>
<p>Fix garden statues securely in place.</p>
<p>If you are putting in a new shed, try and place it in view of your house.<br />
<span style="color: #ff0000"><strong>Your garage</strong></span><br />
Never leave your garage door open for others to view the contents – even for just a short time. They may make a mental note of what is in there and return later.</p>
<p>Fit an alarm or heavy-duty lock to the garage.</p>
<p>Make a note of model and series numbers of any bikes or tools stored in garages or sheds.</p>

            <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2015/03/pots.jpg" alt="" /><figcaption></figcaption></figure><p>At this time of the year things often turn towards nature, and for some this means re-potting house plants and giving them some room to grow, and a new lease of life.</p>
<p>It does mean having to re-think your pots though as some plants will need to move up a size.</p>
<p>Choosing plant pots for house plants need not be a tricky business, in fact as long as the pot is big enough to give the plant room to grow, then there&#8217;s plenty of tips and tricks to make a plant fit the pot you fancy.</p>
<p>Here are my top five tips:</p>
<p>1) If the pot is too big put pieces of polystyrene in the base to fill it, and then stand your potted plant in and fill the top with moss. The plant can be watered without removing it, as the polystyrene allows the water to drain away from the plant.</p>
<p>2) If you are lucky, your plants will fit perfectly into a plant pot in their original plastic pots. Sometimes a little polystyrene is needed to fill out the bottom and can be just taken out to water and allowed to drain before putting back in their decorative pots.</p>
<p>3) Vases can look fabulous with potted plants in them. Fill the base with polystyrene or stones if you want to add some weight. Arrange small potted plants, and fill around the edges with moss. This arrangement will last a few months depending on how quickly the plants grow.</p>
<p>4) Baby spider plants or succulents are perfect for smaller vases but as they will not have drainage holes, and are too small to accommodate plastic plant pots. They will need to be potted straight into soil in the pot. It does mean you will have to be very careful not to over-water though, and they will need to be re-potted to something bigger as they grow.</p>
<p>5) If you like the shape of a plant pot but are not happy with the colour then paint it. Spray paint comes in an amazing range of colours, and you can even buy textured paint that looks like stone. it is so quick and easy to do.</p>

<p>&#8220;A black and white colour scheme in the kitchen can give a super stylish and modern feel to what is the heart of the home. What we are seeing coming through in 2015 is more of a fun take on the use and placement of monochrome – as well as complimenting with bold splashes of bright colours.</p>
<p>“Monochrome trends of the past have seen black and white used in quite a regimented and uniformed style. This year we will see the use of quirky textures, black and white tile patterns, and feature artwork and accessories in the kitchen take centre stage, as well as using high gloss, matt painted and textured door and cupboard fronts combined to complete the contemporary look.</p>
<p>&#8220;Monochrome doesn&#8217;t have to be serious, so for an added element of &#8216;kitsch&#8217; have some fun with retro black and white artwork or accessories and low hanging stainless steel pendant lamps.<br />
“Combining with solid natural woodwork tops and metro tiles also gives a cool industrial feel which is another key trend for 2015.</p>
<p>&#8220;Metallics are also going to be huge this year – so adding hints of rose gold, copper, gold and silver will give your black and white kitchen a really up-to-date look.</p>
<p>&#8220;Texture will also be king in 2015. Elements of natural materials such as slate, wood and marble will form the &#8216;new monochromes&#8217; in 2015 so don&#8217;t overlook these and try to accent your design with feature textures for a grown up black and white palette. Accessorise with accents of some of the bolder colours from the 2015 pantone spectrum to get a look which is right on trend – such as acidic greens, rich purples and reds.</p>
<p>&#8220;To keep it stylish, major on either black or white as the primary colour, then build on this by adding elements and touches of the other. An even split of black and white in a kitchen can leave it feeling more &#8216;Austin Powers&#8217; than &#8216;Sleek and Chic&#8217;. So, for example, use white as the base colour then have some fun introducing elements of black and accessorise with subtle splashes of bold colours and different textures to break up the theme. A feature wall or work top works really well with this look.&#8221;</p>

<p>According to new research, an average of more than THB3 million can be potentially raised – or saved &#8211; by downsizing to a smaller home.</p>
<p>In the U.K. downsizing to a bungalow is the most common option for freeing up cash, with those moving from a detached house enjoying a more than THB5 million windfall. The research also shows that over half of people (52 percent) looking to move in the next three years are considering downsizing.</p>
<p>With this in mind, U.K. estate agents Harrison Murray have some practical advice for people planning a move to a smaller property.</p>
<p>Su Snaith, Head of real estate agency for Harrison Murray, said: “We know that people tend to accumulate everything from pieces of furniture, kitchen items gardening equipment and so much more over the years.</p>
<p>“However, when it comes to downsizing, a move to somewhere smaller ultimately means less space and storage opportunities. Sorting out belongings before the move will ensure that you only take what you need or have room for.”</p>
<p>1. Plan your packing well in advance, as packing up a large home can be daunting. Think about where you will be unpacking items and which room your belongings will be placed in – using colour codes or labels to help with the unpacking at your new home.</p>
<p>2. Don&#8217;t take what you don&#8217;t need. Downsizing is your chance to have a thorough spring clean and focus on exactly what you want in your new home, and what you do not. You may have furniture which is unsuitable or that will not fit, so think ahead and make sure you have taken proper measurements of your new property so that you don&#8217;t struggle on moving day with items that you probably shouldn&#8217;t have brought with you.</p>
<p>3. Set up your utilities as soon as possible. Check with your real estate agent and obtain details of the previous utility providers so you can call them to set up new accounts. Also, make sure that your phone and broadband services are ordered prior to moving in as these often take a number of weeks to become active.</p>
<p>4. Maximise space. Your new home might have less room so think carefully about the layout, and look at ways you can get the most out of the space available. You will be able to tailor the rooms to suit your needs.</p>

            <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2015/01/Vineyards.jpg" alt="" /><figcaption></figcaption></figure><p>Buyers and investors are not only looking at overseas properties, with more Asians including those from mainland China, Hong Kong, South Korea and Vietnam buying vineyards around the world.</p>
<p>Knight Frank Asia Pacific, in its <em>Global Vineyard Inde</em>x, recently noted how prices of lifestyle vineyards increased by 4.5 percent on average in the year ending June 2014, down from 6.8 percent last year.</p>
<p>The index, which tracks the change in the price of ‘lifestyle’ or ‘boutique’ vineyards, records another year of solid growth in vineyard values, with wine-making regions in the United States and New Zealand leading the rankings.</p>
<p>The Index also noted the top performer was Sonoma County in the U.S., which recorded the strongest increase in vineyard prices year on-year, rising by 17.9 percent.  France and Italy are still top of buyers’ wish lists, while some regions such as Piedmont in Italy have seen prices decline creating potential buying opportunities.</p>
<p>Vineyard investments (up by 4.5 percent) outperformed wine (up by 3 percent) in the year to June, but both were eclipsed by classic cars which shot up by by 25 percent.</p>
<p>Interestingly Asian buyers are now looking beyond Bordeaux to the U.S., Italy, New Zealand and Australia for their vineyard investments.</p>
<p>Kate Everett-Allen, Partner, and International Residential Research, said: “Despite the slower rate of growth, the proportion of wine regions that recorded positive price growth increased from 60 percent in 2013 to 79 percent in 2014.</p>
<p>“The global picture hides some notable standout performances, particularly amongst wine-making regions in ‘new world’ locations such as the U.S., New Zealand and Argentina. The average price of a lifestyle vineyard in the new world rose by 6.2 percent year-on-year compared to only 2.3 percent in the established markets of the old world.”</p>
<p>Nicholas Holt, Head of Research for Asia Pacific, added:  “The Organisation of Vine and Wine estimates that China has seen wine consumption increase by 57 percent between 2000 and 2013. The growth in Chinese appetite for wine is not only being echoed by a significant increase of imports into the country, but also by a rise in interest in vineyard ownership overseas.</p>
<p>“Knight Frank’s attitudes survey, which analyses the views of wealth advisors around the world, revealed that 45 percent of Chinese UHNWIs* were interested in vineyard ownership – the highest of any country surveyed. This interest is being translated into deals around the world, with Chinese investors notably the most significant foreign buyers in Barossa Valley, Australia; Bordeaux, France; and Napa Valley, U.S.”</p>
<p>Only two or three years ago any reference to Asian buyers was synonymous with the Chinese but now it refers to a much broader mix of nationalities from Vietnamese to South Korean as well as the ubiquitous Hong Kong wine enthusiasts, Holt concluded.</p>
<p>According to Bill Thomson, Chairman of Knight Frank’s Italian network, the difficulty for buyers is pinpointing the top locations.</p>
<p>Thomson explained: “Wine, unlike almost any other agricultural product is very location sensitive and therefore within each area there are hundreds of micro areas that are better or worse. Real local knowledge and research is the only answer.</p>
<p>“The complexity of wine is that heavy investment in areas can lead to oversupply with all the players reacting in the same direction,” he added.</p>
<p>Asked whether buyers are willing to look outside the prime locations to get a better deal, Bill explained: “Buyers, be they domestic or foreign, are often willing to look beyond the key areas if their focus is primarily on the property and the vines are a lesser priority. However, if profitability is key, we will always advise them to buy in the areas where the wine will be easier to sell.”</p>
<p>On Asian buyers, Bill highlighted: &#8220;The purchase of western wine estates for Chinese and Asian buyers is a relatively new trend. As is the case with such trends, we are seeing a limited number of market leaders exploring the options and some high profile investments in prime locations with indisputable heritage.</p>
<p>“&#8217;When in doubt, buy the best you can afford&#8217; seems to be the clear strategy here. Since wine is such a subjective commodity, this is not an area where the first investors are going to be looking at taking a chance in unproven and uncategorised newer wine areas.&#8221;</p>

<p>“We&#8217;ll start and end the year with wool, tweeds and knits bringing a very cosy feel to our homes through accessories, fabrics and cushions,” said Jeanette.</p>
<p>“And, whilst we&#8217;ll want to lighten the look for spring and summer the emphasis still very much remains on making our houses, homes that are practical and relaxing.”</p>
<p>Most of the major paint manufacturers are singing from the same hymn sheet and are predicting restful palettes for 2015, embracing diluted shades of blue, green, purple, mushroom and pink to give our homes a very restful hue.</p>
<p>“These colours lend themselves perfectly to simple and individual accessories that can bring real character and personality to our homes,” said Jeanette.</p>
<p>“It&#8217;s all about choosing well and realising that this doesn&#8217;t have to cost the earth. And for those who want a little more clout in their colours look out for the primary trend of red, blue and yellow that is set to gather pace during the year.</p>
<p>“Retro and vintage products continue to be popular, and up-cycling is a trend that I think we can all embrace. Perhaps that table isn&#8217;t as old as you first thought ? Could you use it in a different room to greater effect? It&#8217;s all about working with what you have, buying appropriately and being individual.”</p>

            <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2014/11/passport-visa.jpg" alt="Visa options for foreign owners" /><figcaption>Visa options for foreign owners</figcaption></figure><p>The law in Thailand allows foreigners &#8211; both foreign natural and juristic persons &#8211; who meet certain criteria to purchase and own condo units in Thailand. This eligibility is, however, subject to the overarching directives of the Condominium Act, which stipulates two unwavering legal requirements:</p>
<p>Foreign ownership in a condominium project must not exceed 49 percent of the total floor area of all units combined (51 percent of the total floor area of all units must be owned by Thais), as specified in Section 19 bis of the Act; and every foreign individual purchasing a condominium unit must qualify for foreign ownership, as prescribed in Section 19 of the Act.</p>
<p>Foreigners who lack a permanent residence permit or reside in Thailand under the laws governing investment promotion must also bring foreign currency into Thailand or withdraw money from a non-resident bank account or foreign-currency bank account to purchase and own a condominium unit in Thailand.</p>
<p>After the successful purchase of a unit, foreigners are, however, faced with one more pertinent issue to address: their stay in Thailand is normally limited to a period of 30-, 60- or 90-days — the periods generally granted under a tourist visa — after which they must leave the country.</p>
<p>The question then arises: can foreigners who have absolute ownership in a condominium unit in Thailand stay in the country for periods longer than those granted under a tourist visa?</p>
<p>Here are the options:</p>
<p><strong>Investment of THB10 million.</strong></p>
<p>According to Royal Thai Police Bureau Order No.327/2557, dated June 30, 2014 and effective August 29, foreign owners of condominium units in Thailand are eligible to extend their stay in the country for a period of one- year, renewable each year, through means of a one-year visa. The one-year visa is granted by reason of necessity for the purpose of investing at least THB10 million in Thailand.</p>
<p>In order to be granted a renewable one-year stay under a one-year visa, foreign owners of condominium units in the country must demonstrate:</p>
<p>•    possession of a non-immigrant visa, granted to them by a Thai embassy or consulate;<br />
•    evidence of remitting at least THB10 million in funds from abroad into Thailand by presenting a copy of such proof, issued by a commercial bank in Thailand; and<br />
•    evidence of investing in the purchase of a condominium unit at a purchase price of not less than THB10 million by showing a copy of the official sale agreement and condominium unit title deed, registered with the relevant land office.</p>
<p>There are several other categories of investment through which foreigners can apply for a one-year visa. These are available to foreigners who:</p>
<p>•    rent a condominium unit for a period of at least three-years, providing a copy of the lease agreement registered with the relevant land office;<br />
•    deposited money in a fixed-deposit bank account with a majority-owned Thai bank and present a certificate issued by the bank confirming the fixed-deposit amount and a copy of the deposit slip; and<br />
•    purchased government or state enterprise bonds and show a copy of the bond certificates.<br />
In order to qualify for the one-year visa, foreigners can invest in more than one of the aforementioned categories, provided that the total investment is at least THB10 million.</p>
<p><strong>Investment of THB3 million.</strong></p>
<p>Foreigners who entered Thailand before Oct 1, 2006 and have been consecutively permitted to stay in Thailand with an investment of at least THB3 million can continue to renew their one-year visa under the investment category if the amount of their investment is at least THB3 million.</p>
<p><strong>Advice for foreigners</strong></p>
<p>Bearing in mind all the above, foreign owners of condominium units seeking to obtain a one-year visa are advised to contact and engage an immigration lawyer to get an opinion on their eligibility for the extended stay, review their qualifications and supporting documents, ensure the documents to be submitted to the Immigration Bureau are in order and prepare an application for submission to the Immigration Bureau.</p>
<p>This way, foreign condominium owners will be more likely to secure a renewable one-year visa and stay in Thailand for much longer periods than those granted by a tourist visa.</p>

<p>The Pattaya-based real estate developer continues to raise the profile of the sport in the country and support young local sailors.</p>
<p>Olympic hopeful Thai sailor, Kamolwan &#8216;Bam&#8217; Chanyim, claimed a bronze medal in sailing for Thailand at the 2014 Asian Games. Her international training programme has been sponsored by Kingdom Property for the past year.</p>
<p>Straight off a plane from the prestigious ISAF Sailing World Championships in Spain, she secured her place on the podium in South Korea with consistent early results, beating her Southeast Asian rivals and managing two second place finishes ahead of two Olympians, and just behind world-ranked number five sailor Dongshuang Zhang from China.</p>
<p>In Thailand last week, Kingdom Property took overall victory in the 2014 Platu One Design Championship at Ocean Marina. The Platu Cup, the final regatta for the 2014 season, was lofted high by Phuket-based sailor Scott Duncanson and his crew consisting of Alfie Rowson, Trent Pedersen, Tony Harman and Paul</p>
<p>&#8220;We are delighted to continue to support sailing in Thailand, and I&#8217;d like to congratulate both Bam and Scott and his team for their excellent achievements in very tough and high quality sailing competitions,&#8221; said Kingdom Property Chief Executive Officer, Nigel Cornick.</p>

<p>Known for many years as the Dover Castle Hotel &amp; Restaurant it became offices in the late 1960s and then, from 1996 to 2009, the CL English Language School. In 2013 it was acquired by Thackeray Estates whose vision was the refurbishment and restoration of the magnificent architectural façade, and the transformation of the interiors to provide contemporary luxury.</p>
<p>The new Dover House development provides nine one-, two- or three-bedroom apartments, including two penthouses, with a contemporary aesthetic design and stylish interiors created by luxury design specialists Argent Design.</p>
<p>Brett Palos, Director of Thackeray Estates, said: “Dover House combines our heritage restoration skills with Argent Design’s couture-style approach to design creating apartments of the highest quality whilst also restoring the grand character of this historic building.”</p>
<p>Co-director Antony Alberti added: “Dover House is in a Prime Zone 1 location neighbouring Westminster and Whitehall. It introduces Belgravia quality into an up-and-coming location benefiting from capital value uplift.”</p>

<p>The niche interior has been dramatically &ldquo;sexed up&rdquo; with coffered ceiling with light features, cocktail-bar shelving with wall mirrors and LED shelving, a black-metallic panelled, gold edged, drinks bar and bar-stools, Louis Vuitton style dark-wood panelled fitted cupboards and ebony coloured faux leather flooring. </p>
<p>Doors open onto an outside cocktail terrace complete with table and chairs &#8211; a superb setting for evening drinks. Inside, there is also a drinks area with cosy bespoke sofa, matching rug and hotel-style feature chairs.             <content:encoded><![CDATA[<p><em>PropertyGuru Group</em> believes in giving back to society and improving the lives of others. Each year the company conducts activities to support the needy and since 2011 <em>PropertyGuru</em> employees have raised more than S$70,000 for a number of causes, including Yellow Ribbon, the Thai floods, Japanese Tsunami, Hair for Hope (Children&#8217;s Cancer Society) as well as Earth Hour and Blood Donation drives.</p>
<p>This year &quot;GuruCares&quot;, the company&rsquo;s community outreach program, chose Habitat for Humanity as its beneficiary. Habitat for Humanity is a non-profit organisation that builds and repairs houses all over the world using volunteer labour and donations.</p>
<p>Last week 60 <em>PropertyGuru</em> employees from Singapore, Malaysia, Indonesia and Thailand travelled to Rayong, two hours south of Bangkok, to help build two houses to serve as homes for two less fortunate families. </p>
<p>For this effort, an amount of S$30,000 is needed to be raised. Over the past few weeks, fundraising activities were conducted internally &ndash; including the sale of homemade cookies and &ldquo;GuruCares&rdquo; T-shirts, providing professional dance classes, manicures, cup-washing and car-washing services, as well as organising a flea market. Together with the generous donations of our business partners, more than S$17,000 has been raised so far across four countries. </p>
<p>The two beneficiaries of the program are Wichit Konpien and Wilawan Pongsapang. Wichit and his wife work in Thailand to support their two school-age children. While they have fixed income, ongoing living expenses are rising daily. Unfortunately their salaries are not keeping up with the cost of living, which has impacted their ability to meet their dream of owning a home. They have rented their current home for approximately ten years but support from Habitat for Humanity will enable them to move into their own home for the first time, easing their financial burden and helping them to continue providing support to their growing children. </p>
<p>Wilawan Pongsapang, her husband and two children currently live in a small house, occupying a mere 18 sqm. The presence of mice and cockroaches have impeded their ability to provide a clean, safe environment for their children and the monthly rental costs are preventing them from amassing sufficient savings to own a home. Assistance from Habitat for Humanity will help Wilawan and her family move into a more permanent, cleaner and safer environment while enabling them to save money.</p>

            <content:encoded><![CDATA[<p>It seems that convenience reigns supreme over quirkiness in the battle of the ideal office, with 80 percent of employees believing an onsite cafe will increase productivity at work</p>
<p>A survey carried out by BLP Insurance, a specialist insurance provider, has revealed that for the majority of employees an ideal office would include features that reflect convenience rather than quirkiness, with 80 percent of respondents preferring an onsite cafe over an in-house bar.</p>
<p>Another top desired feature was a roof terrace or balcony, according to 60 percent of respondents, followed by a gym (41 percent), themed meeting rooms (25 percent) and a swimming pool (20 percent). &nbsp;</p>
<p>The research also showed that workers are most concerned about practicality and convenience desiring amenities that make their lives easier, with 30 percent of respondents choosing a cash machine as an ideal office feature. </p>
<p>Quirkier features, on the other hand, such as a &#8216;scream room&#8217;, games room and sleeping pods surprisingly only received a handful of votes. At the bottom of the list were an onsite doctor, hairdresser, a smoothie bar and an in-house bar.</p>
<p>Brian Kilroy, Business Development Manager at BLP Insurance, said: &ldquo;With the average full-time worker spending more than 40 hours a week at work, employees want an office that provides a practical space with access to key amenities&rdquo;.</p>
<p>There is a growing realisation of the link between employee productivity and the office environment. <br />An overwhelming 97 percent of surveyed employees believe that workplace design has an impact on productivity with over half of respondents strongly agreeing with the statement.</p>
<p>Kilroy added: &ldquo;Businesses are wising up to the impact that office features and facilities for employees has on the productivity and longevity of its workforce.             <content:encoded><![CDATA[<p>Etihad Airways, the national airline of the United Arab Emirates, has unveiled the world&rsquo;s first private multi-room cabin on a commercial passenger aircraft. </p>
<p>The Residence will feature a living room, double bedroom, separate ensuite shower room, and for the first time in the airline industry, a dedicated, trained butler. Measuring an impressive 125 sqf t, The Residence will be located on the forward upper deck of the airline&rsquo;s new fleet of Airbus A380s and will be available for single or double occupancy.</p>
<p>Guests staying in The Residence will have a dedicated Butler on call throughout the flight, offering the type of discrete personal service and attention to detail found in the world&rsquo;s most exclusive hotels.</p>
<p>The living room in The Residence is furnished with a two-seat reclining sofa upholstered in Poltrona Frau leather, dual marquetry dining tables and a chilled mini-bar.</p>
<p>A touchscreen control unit operates the retractable ottoman, the ambient and mood lighting, window shading, adjusts seat position and firmness, and activates the in-seat massage functions.</p>
<p>A door and passageway separate the living room from the master bedroom and the ensuite shower room. The bedroom features a Poltrona Frau upholstered 82-inch long double bed with custom-made mattress, bedside unit, wardrobe, and under-bed stowage for hand luggage.</p>
<p>The living room features a large 32-inch LCD TV, whilst the bedroom boasts its own 27 inch LCD TV. The communications suite features broadband with internet mobile and data capability, Live TV, HDMI, AC outlet and USB ports. The Residence is also fully wi-fi enabled and equipped with the latest Panasonic entertainment system, controlled by video touch screen and handset.</p>
<p>In keeping with the cabin interiors in the rest of the aircraft, The Residence is decorated in a contemporary style influenced by modern Arabian design. It also has unique d&eacute;cor elements such as custom carpets, table marquetry and soft furnishings, creating individuality and exclusivity. The Residence on each Etihad Airways A380 aircraft will feature a unique design inspired by best-in-class boutique hospitality.</p>

Property owners are investing ever increasing amounts of time and money into creating the perfect bathroom space within their homes.<br />&nbsp;<br />Inspired by hotel stays, glossy magazine spreads and hours of television programming dedicated to the interior design of A-list celebrity homes, the spathroom is here to stay.<br />&nbsp;<br />The bathroom as a space has shifted from purely functional to a haven for relaxation in recent years, an escape from the mayhem of the day and the place to be pampered. Today the label on your hand wash and the thread count of your towels are as important as the car in your driveway and the wine in your cellar.<br />&nbsp;<br />Long suffering fathers, husbands, boyfriends and brothers will all testify to the length of time the females in their lives spend in the bathroom but research from Bathstore has proven that women really do spend longer locked in the bathroom than their counterparts &#8211; the equivalent of 1 year, 7 months and 15 days over their lifetime, an entire month longer than men.<br />&nbsp;<br />Indeed whilst women may view the bathroom as a sanctuary, a recent survey revealed that it&rsquo;s men who stay longer on the toilet than women. <p>The <em>Savills Prime Residential Retreats</em> study, released this week, stated that whilst the domestic Italian market has been subdued due to the Eurozone crisis, there is still a strong demand from international buyers looking for la dolce vita. </p>
<p>Russians and South Africans are amongst Italy&#8217;s most prolific international buyers, as are a growing number of French nationals, some of whom are looking to escape the threat of rising taxes back home. Chinese buyers have also flocked to Italy looking for lifestyle properties, moving on from snapping up bottles of fine wines to buying whole vineyards. </p>
<p>Dawn Cavanagh-Hobbs, founder of Le Marche-based Appassionata, said: &ldquo;Italian properties offer so much more than just bricks and mortar; they offer the chance to step into a dynamic, living painting, to truly experience the Italian way of life. With so many fascinating and beautiful places to visit in Le Marche, even a lifetime simply isn&#8217;t enough to see everything that this stunning region has to offer.&rdquo;</p>
<p>With their international buyers in mind, Appassionata is offering luxury lifestyle properties with all the extras &#8211; olive groves, vineyards, a lavender plantation and a truffle orchard from which owners share in the bounty that these produce. </p>

            <content:encoded><![CDATA[<p>A home with an address made famous by Harry Potter has been put up for sale for offers in excess of &pound;650,000 (THB35.17 million).</p>
<p>The five-bedroom executive family home on the outskirts of Watford, north west of London in the United Kingdom, wouldn&rsquo;t normally stand out. It&rsquo;s one of eight properties in a private gated development, but what makes this property special is its address &ndash; 4 Privet Drive.</p>
<p>The address shot to fame in the Harry Potter books and films, and is where the young Harry grew up. In real life the home is to the Hussain family, who didn&rsquo;t initially realise the significance of the address.</p>
<p>Speaking to the <em>Watford Observer </em>newspaper, Dee Hussain said: &quot;When we bought the house we didn&rsquo;t realise the significance of the address. But then when I said it to my son, who was reading the books at the time, he was like &lsquo;oh my god, that&rsquo;s Harry Potter&rsquo;s house&rsquo;. The house was reserved by someone else but then they pulled out and we pestered the estate agent and managed to secure it.</p>
<p>&quot;It was totally luck that we got it and I didn&rsquo;t understand the importance of the address at the time.&quot;</p>
<p>She added that her family receives letters from around the world from children attempting to write to Harry Potter.</p>
<p>The property is being sold by Sterling Estate Agents, and is also being marketed through the global auction website eBay.</p>

            <content:encoded><![CDATA[<p>A U.S. website that allows property owners and renters to discover who has died in their home is set to be expanded to other countries.</p>
<p>Co-CEO and President Roy Condrey spent one year creating the <em>www.DiedInHouse.com</em> website after a tenant thought his rented property was haunted. He thought those details had to be disclosed by law by real estate agents or sellers, but discovered there&rsquo;s no such legislation in place.</p>
<p>For US$11.99 owners get a report that reveals if someone has died in any American property. It also provides specific details.</p>
<p>&ldquo;I found out that someone had died in my house before I bought it and I assumed it was part of the disclosure process, but found out that it was not. I discovered that most states do not have any laws to disclose a death occurrence in a property no matter how it occurred (murder, suicide, accident, illness or natural).&nbsp; I discovered that there is not a single place to go and that the research is very time consuming,&rdquo; he said.</p>
<p>The site searches through millions of sources and records to see if anyone passed away while at a property. Most interest has so far come from people in California and Texas.</p>
<p>As a death can reduce a property&rsquo;s value by up to a quarter, real estate agents were initially wary of the site, but some are now using it, Condrey said.</p>
<p>&ldquo;It would bother me if I knew. For instance, I couldn&rsquo;t live in a house where there was a murder-suicide,&rdquo; he added.</p>
<p>The site, which is also popular with ghost hunters, has had 54,000 page views and nearly 8,000 likes on Facebook.</p>
<p>According to a study by two business professors at Wright University, houses where murder or suicide have occurred can take 50 percent longer to sell and fetch 2.4 percent less than comparable homes.</p>
<p>The London house where singer/songwriter Amy Winehouse died in July 2011 sold in 2012 for more than US$1million less than its original asking price.</p>

<p>The Grande at Riverdale, an eight-storey four building development in northern New Jersey, will be using DNA testing to identify errant dog owners. </p>
<p>They will face a US$250 fine for a first offence, and will also be fined US$100 if they fail to have their pets tested by November 1.</p>
<p>Earlier this year Devon Wood, a 398-unit condominium development in Massachusetts, introduced similar tests that have seen a 90 percent reduction in unscooped dog mess.</p>

            <content:encoded><![CDATA[<p>Many property buyers from Southeast Asia have purchased student accommodation investments in what has been one of the best-performing property asset classes over the past two years &ndash; and with thousands of students in the United Kingdom starting their new academic year this week owners are being reminded to check their insurance.</p>
<p>Latest figures reveal the average claim value for a fire related incident in a rented property has risen over the last three years to an estimated &pound;18,000. The most common cause of fire related claims are as a result of smoking, cooking and faulty or overloaded, electrics.</p>
<p>Students moving into shared houses for the first time are likely to be filling plug banks with numerous electrical devises, cook using appliances they are not familiar with and potentially smoking inside the property whilst under the influence of alcohol. </p>
<p>Eddie Hooker, Chief Executive Officer of Total Landlord Insurance, said: &ldquo;Many fires could be prevented if tenants took simple preventative measures such as not leaving cooking unattended, not overloading plug banks and ensuring cigarettes are properly extinguished. However, landlords also have a responsibility to ensure their property is suitable for the type of tenant.&rdquo;</p>
<p>Landlords are encouraged to follow these fire safety measures.</p>
<ul>
<li>Ensure smoke alarms are fitted and working.</li>
<li>Ensure the kitchen has a fire blanket.</li>
<li>Undertake regular electrical inspections of the property.</li>
<li>Do not permit your tenants to smoke in the property. &nbsp;</li>
<li>Discourage use of multi-plugs and extension leads- provide enough sockets in common areas and bedrooms.</li>
<li>Encourage tenants to unplug appliances, such as hair straighteners and phone chargers, rather than just turn them off.</li>
<li>Encourage tenants not to leave rubbish in the garden and ensure designated rubbish areas are away from the property Provide good quality internal doors throughout the accommodation to prevent the spread of fire and smoke in the event of a fire.</li>
<li>Communicate to students the vital need for the exit route to be kept clear at all times (i.e. no large items to be left in the hallway) and arrange an inspection at regular intervals.</li>

            <content:encoded><![CDATA[<p>Future expatriates budgeting for their move abroad shouldn&#8217;t forget to research what life&#8217;s little luxuries &#8211; as well as those unavoidable bills &#8211; will cost them once they&#8217;ve moved into their new home.<br />&nbsp;<br />This latest advice comes following a survey by <em>The Overseas Guides Company</em> revealed that prices of cigarettes, wine and beer vary significantly across countries that are most popular with expats. Once any mortgage or rental payments, council tax, groceries and utilities bills are all paid for, it&#8217;s often life&#8217;s little luxuries that cut into an expat&#8217;s monthly budget. It&#8217;s all very well fuel being cheap abroad &#8211; but if you have to pay a small fortune for a drink or meal out, that saving may become inconsequential.<br />&nbsp;<br />The survey revealed that France remains one of the cheapest places to enjoy a quality glass of wine. </p>
<p>Alexis Goldberg, a writer for <em>The Overseas Guides Company</em> based in the Languedoc, said: &quot;One of our favourite things is enjoy a drink in our local bar on an evening, and despite all of the years that we have called the Languedoc home, it never fails to be a pleasant surprise when we are charged just &euro;1.20 for a large glass of lovely wine that you would be likely to pay &pound;5 or more for back in the U.K.&quot;<br />&nbsp;<br />Ben Taylor, a writer based in Algarve, Portugal, revealed you will pay just &euro;1.20 for a regular-sized beer (typically half a pint) compared with the equivalent over here, which normally hovers around the &pound;2.50 mark &#8211; more if you are in London. Italy follows closely behind with a glass of beer setting you back just &euro;2 in a village bar.<br />&nbsp;<br />How about a night out? Where are you most likely to have to part with a small fortune just for the pleasure of watching the latest Hollywood blockbuster? </p>
<p>Cinema ticket prices in the U.K. are around &pound;6.40 but can be as much as &pound;10 or even more in the cities. When looking at the results of the survey, it seems that the price of a flick is much of a muchness across Europe &#8211; France &euro;5-7, Spain &euro;7, Cyprus &euro;8, Turkey 20TL. If anything, it is the U.S.A. where you can get the cheapest cinema ticket, coming in at just $9.<br />&nbsp;<br />Although the ticket in the U.S.A. will cost you less, if you wanted to precede the film with a romantic dinner, the U.S.A shoots back up to its position as one of the more expensive expat destinations. </p>
<p>Writer Carole Wirszyla, who lives with her family in North Carolina, confirmed: &quot;Alcoholic drinks can push the restaurant bill up significantly but it is possible to get a meal for two in a nice restaurant for $50 but don&#8217;t forget that you will have to pay a 20 percent tip on top of that. When it comes to grabbing a quick bite or drink, you have to tip every time &#8211; this needs to be factored into your budget if you&#8217;re planning a move to the U.S.A.&quot;<br />&nbsp;<br />When it comes to dining, things are considerably cheaper back across the pond in Europe where set menus are the cheapest and best value options.<br />&nbsp;<br />Sally Veall, <em>The Overseas Guides Company Spain</em> writer on the Costa Brava, confirmed: &quot;A typical set menu, which is always fresh and delicious, should only cost around &euro;12 and this includes food, water and wine.&quot; </p>
<p>A similar set menu, complete with food, water and wine, is the same price in neighbouring Portugal (&euro;12), France &euro;12-15, Italy &euro;12 and &euro;10-15 in Cyprus, but that is excluding wine.&nbsp; In Turkey things are a little more pricey with a set meal costing around 50TL per head.<br />&nbsp;<br />Amy Baker, Assistant Editor at <em>The Overseas Guides Company</em> concluded: &quot;When it comes to those living costs that you wouldn&#8217;t necessarily factor into your weekly budget, it seems that Europe is still a significantly cheaper option than the U.K. and to some extent, the U.S.A. Therefore, if you are someone that enjoys life&#8217;s little luxuries, we recommend setting your sights on France, Spain, Portugal and their neighbours. Hundreds of thousands of expats can&#8217;t be wrong!&quot;</p>

            <content:encoded><![CDATA[<p>AkzoNobel, a leading paints and coatings company and a major producer of specialty chemicals, has launched a new marketing campaign &#8211; &ldquo;Let&rsquo;s Colour Your Home with Dulux&rdquo; &#8211; aimed at getting property owners in Thailand to embark on DIY painting at home.</p>
<p>The campaign, spearheaded by popular singer J Jetrin Wattanasin, includes new television commercials, in-store promotions, and a social media campaign to encourage people to take up the fun challenge of painting areas of their home with the guidance of support of Dulux&rsquo;s expertise.</p>
<p>Chroong Kanjchanapoomi, Managing Director of AkzoNobel Paints (Thailand) Co., Ltd., said: &ldquo;As a leading player in the industry we would like to share our knowledge and provide education to those householders who would like to transform their homes and create a fresh environment for their family.&rdquo;</p>
<p>He added that painting at home can be fun and can provide a fresh living space with a minimal spend. </p>
<p>&ldquo;Our goal is to provide all our customers with a platform for creativity within their lives.&rdquo;</p>
<p>Dulux will provide information and tips via websites, social media and point of sale to customers encouraged to try DIY. The campaign&rsquo;s primary target is homeowners in additional to shop owners and professional decorators.</p>
<p>The television commercials will promote Dulux EasyCare, an interior paint with StainGuard technology, and Dulux Weathershield, an exterior paint that is durable for all types of weather.</p>
<p>As part of the campaign customers who make a THB1,000 purchase of Dulux, Supercote, Cuprinol and Maxilite will be entered into a lucky draw to with a chance of winning 20 Yamaha Fino motorcycles. </p>
<p>The campaign starts from August to December and lucky draw will be made five times in September, October, November and December.&nbsp; &nbsp;</p>

            <content:encoded><![CDATA[<p>More U.K. tenants are requesting changes to their agreements that will allow them to own pets, according to prime Central London estate agency W.A.Ellis which has reported a 75 percent rise in tenants&rsquo; pet licenses over the past year.</p>
<p>The increase goes hand in hand with an increase in dog ownership and the rising private rental sector. </p>
<p>Lucy Morton, Senior Partner and Head of Lettings at W.A.Ellis, said: &ldquo;We are surprised by the amount of pet license addendums we have made to our tenancy agreements recently. We believe it&rsquo;s due to several factors; an increase in dog ownership, the U.K.&rsquo;s relaxed quarantine laws which came into effect early last year, and also the fact that some dog breeds have become a fashion accessory &ndash; especially in London, where it&rsquo;s not uncommon to see a teacup pooch perched in a &lsquo;pet taxi&rsquo; designer handbag!&rdquo;</p>
<p>In the past, it&rsquo;s proven difficult for pet owners to find a suitable rental property to accommodate their canine companions, with research showing that one in three pet owners struggle to find the right home.</p>
<p>It can also take anything from two months to a year for them to find appropriate accommodation, and as such, some tenants may try to sneak pets into their property without approval. </p>
<p>Morton added: &ldquo;I was recently attending an inspection and heard continuous clawing and meowing. I did some investigation and discovered a cat hidden in the cupboard. We&rsquo;ve also recently discovered a tenant is keeping a tarantula in their flat, which goes against the leasehold agreement.</p>
<p>&ldquo;We would advise everyone to be upfront about owning a pet, although tenants should expect to pay a higher security deposit to protect against the risk of extra damage.&rdquo; </p>
