Raimon Land uses high deposits to combat speculators

Raimon Land has decided to continue to require high deposits in its bid to cut down on the number of transfer failures and property speculators. At the moment, a 25 percent minimum down payment of the selling price is required for units in the middle-priced segment while high-end homes can require a deposit of up to 40 percent.

Raimon Land chief executive Johnson Tan said the policy would help screen out short-term speculators and maintain a high transfer rate at its projects because speculators tend to be put off by the higher deposit rates. This means the company’s projects will have a lower chance of being sold out in a short period, thus enabling projects to raise their selling prices over time, he added.

The recently completed 185 Rajadamri project now sees units sell for THB312,000 per sqm after starting at THB190,000 per sqm when originally launched in 2011. The company’s two new projects, set to be launched in the fourth quarter, will see the high deposit policy continue.

Mews Yen Akat will feature eight 4.5-storey semi-detached houses as well as one single house. The semi-detached houses will go THB75 million each while the company has yet to announce how much the single house will cost, according to The Post.Two units have already been sold in the development which is situated on Yen Akat Soi 2.

The Lofts Asoke is Raimon Land’s newest condominium project. The development will be over 30-storeys tall and the project is located on Asoke Road opposite Rutnin Eye Hospital. There will be 200 units and the company plans to launch the project sometime in November.

The company’s most recent project launch was in Pattaya; however, it plans to shift its focus starting in 2016.

“After Unixx, our latest project launched in Pattaya, is completed this year, we’ll focus only on central Bangkok next year. But we won’t rule out key tourist destinations such as Phuket or Chiang Mai if there’s an opportunity,” Tan noted.
