Land price throughout Thailand on the rise

Thailand’s Treasury Department completed the latest round of land appraisals and there were price increases throughout the country. Bangkok saw a modest rise while land appraisal prices in Thailand’s provinces saw a more significant increase.

Land appraisal prices nationwide for 2016 to 2019 rose 27.8 percent from the levels set in 2012 to 2015. The Treasury Department added that Silom Road continues to be the most expensive place for property in the country. The highest appraisal price was found here on a stretch of land that covers Silom Road from Soi Sala Daeng to Narathiwat Road. The price came in at THB1 million per sq. wah. This is up an impressive 17.6 percent from the 2012 to 2015 price.

The second highest prices were found at a plot of land on Ratchadamri Road between the Ratchaprasong intersection, Khlong Saen Saep; Rama I Road between the Pathumwan and Ratchaprasong intersections; and all of Ploenchit Road. Prices here were THB900,000 per sq. wah which is an increase of 12.5 percent from the last set of appraisals.

Throughout Bangkok average land prices were up 15.8 percent. However, there was a big increase in the provinces outside of the capital where prices increased by 27.9 percent for the latest period, said Treasury Department director-general Chakkrit Parapuntakul.

The Hat Yai district recorded the most expensive prices outside of Bangkok. Land there was appraised at THB400,000 per sq. wah while downtown Chiang Mai was second with prices coming in at THB250,000 per sq. wah. In third place was Pattaya Beach Road where prices stand at THB220,000 per sq. wah.

Bargain hunters should look to the Omkoi district of Chiang Mai. This is where the lowest land appraisals prices were recorded with the price being THB10 per sq. wah.
