Thai developer finds way to drastically reduce construction time

As developers continue to research new ways to increase revenue, Pruksa Real Estate hopes to add to its profits by subtracting construction time. Local media outlets reported that the company will provide prefabricated bathroom pods for its condominium developments. This advancement could allow Pruska to reduce construction times on high-rise buildings by nearly one year and cut down transfer times.

Amornpol Thupawirote, managing director for the company producing the pods, told the Bangkok Post that Pruksa’s factory-made, fully fitted and plumbing-equipped bathrooms are scheduled to be used for the very first time at Plum Condo Central Station in Nonthaburi. The project consists of two 38-story buildings containing more than 2,000 units.

“Precast technology can reduce the construction time of high-rise condos to only two years from the usual 36 months by traditional construction methods,” Amornpol pointed out. “At the Nonthaburi site, we aim to reduce the period to only one year by using bathroom pods.”

The bathroom pods are created with full automation and delivered to construction sites being close to fully functional. This allows for the bathrooms to be made at a higher standard with fewer defects than possible using traditional methods.

For Pruska, this will help the company reduce the transfer period to customers since the number of repairs needed to be carried out during the unit inspection process will be cut. The newspaper claims that the developer plans to reduce the business cycle from booking to transfer to less than 734 days for condos and to 75 days for single houses and townhouses.

“When we deliver units faster, we will be able to book revenue faster as well,” Amornpol stated. “The business cycle time for condos should be shorter as our condo development business grows.”

The developer uses precast technology form Ebawe Anlagentechnik GmBh, a Germany company specialising in construction. It was added that Pruska currently has seven precast factories in Pathum Thani and has spent heavily to improve its precast capabilities.
