Best known for being the area in between Sukhumvit and the Silom and Sathorn districts of Bangkok, Rama IV Road is now being targeted by developers who are bringing large, mixed-used developments featuring luxury hotels, retail outlets, offices and condominiums to this part of the city.
There has been a significant amount of real estate investment along the section of Rama IV Road that runs from Lumpini Park to Klong Toei with plans for both residential and commercial projects having been launched recently, reports The Nation.
Among the projects to already be completed is the FYI Centre, which was developed by Golden Land Property Development. The project has a 12-storey office building as well as a 239-room budget serviced hotel. The development sits on Rama IV near Queen Sirikit National Convention Centre.
The most ambitious project set to be built in the area is One Bangkok which is being developed by TCC Assets and Frasers Centrepointe. The THB120 billion mixed-use development is located on 104-rai land plot that is being leased from the Crown Property Bureau. When completed, One Bangkok will have a luxury hotel, a “green office” concept, a condominium, and retail outlets.
TCC Assets is also set to develop a 35-rai plot of land near Queen Sirikit National Convention Centre. They will develop another mixed-used project on that site which will have a hotel, retail outlets, and office buildings when finished.
“We will develop both of these projects together to create a new era for Rama IV to be the new landmark of Bangkok by 2025,” says TCC Assets Chief Executive Officer Panote Sirivadhanabhakdi to local media.
Central Pattana is also joining this development boom by working with Dusit Thani Group to renovate the Dusit Thani Hotel at the intersection of Rama IV and Silom. Pace Development is another developer building a project in the area. It is developing a 53-storey luxury condominium project called Nimit Langsuan that should be completed in 2018.
