Bangkok median prices revealed

Median rents for an apartment in Bangkok have been revealed as being THB35,000 per month for a 62 sqm unit, according to the latest Q2 research from propertydata.asia.

The resulting sqm rental price is THB469 per sqm per month.

The median condominium in Bangkok has a value of THB5.2million and a size of 51 sqm, and the resulting sqm price is THB95,000 per sqm, it noted.

The firm added that the benchmark prices vary considerably when you focus on apartments within or outside the reach of a BTS or MRT station.

The highest condominium prices in Q2 2014, according to the research company, were found in Pathum Wan district (7) and Ratchathewi district (37), with other hotspots being Siam, Chidlom, Ploenchit, and Lumphini, Ratchatewi and Phaya Thai. (see below).

The research surveyed more than 53,800 public property listings to generate market overviews and benchmark property prices for apartments and condos in each market segment.

The districts of Pathum Wan (7), Khlong Toei (33), and Watthana (39) were noted to have the highest rental prices (high-end segment over THB800 per sqm/month. Ratchathewi, district (37), provided the widest price range (THB48,000 to THB137,000 per sqm).

The cheapest rents and values, according to the survey, were found in Bang Na (47) Suan Luang (34), Bang Kapi (6) and Wang Thonglang (45) districts.

It said that location is one of the main drivers for property prices, but not only for macro-locations like the districts, but also the micro-location has a large impact on the property valuation.

Lukas Schnider of propertydata.asia, told DDproperty.com: “Apartments within walking distance to a station on Bangkok’s mass transport systems have a 30-50 percent higher valuation.

“The most expensive condos are located around the BTS station Ratchadamri (S1) and will cost more than THB285,000 per sqm, but our latest survey showed the highest rents around the BTS station at Thong Lor with a rental rate of THB930 per sqm per month for high-end apartments.”

propertydata.asia also reported that one-bedroom apartments have the biggest share of rental accommodation in Bangkok with 58 percent of the 53,800 surveyed properties. In the region of 30 percent were two-bedrooms and about 10 percent were three-bedrooms apartments.
Studio apartments have a less than 3 percent share in the Bangkok rental market, it revealed.
