Emerald Development Strongly Denies Accusations Over Phuket Projects

Emerald Development Group has hit back against recent complaints filed by a group of 20 people claiming that it failed to deliver condos and is building projects that breach of property laws and building codes in Phuket. The developer believes the accusations are false, according to a statement it released.

Earlier in March, the Rak Chue Siang Phuket group submitted a letter of complaint against Emerald Development that alleges part of the company’s land overlaps National Preserved Forest land and that the buildings breach the height limit in Phuket, reports local media.

Those claims were denied by Emerald Development who submitted evidence that all of its projects were within the law. It was also noted that the company has gone out of its way to respect the height restrictions as well as boundaries in Phuket and went as far as to create green zones where needed.

“The Emerald Development Group has 7 condominium and residence projects throughout Phuket and Krabi since 2013 and we strictly operate within the legislation in vigour as far according to the Environmental Act, Town Planning Act and building regulations, and strive to abide by the laws of Thailand,” says Sawit Ketroj, President of Emerald Development, in a press statement.

The developer also submitted evidence that it has done everything required by the local government. Despite the accusations, the company stresses that its Emerald Nirvana Kalim, Emerald Terrace, and Emerald Central condo projects all have the necessary documents and approval.

“The land plot has been scrutinised by the Phuket provincial land office and its origins are clearly defined throughout the registry dating back at least two generations. In July 2015, we submitted the building permit for the primary work of setting up necessary retaining walls. Furthermore, construction has already started on the foundation of eight villas of which we have the construction permit,” says Sawit.
