When Golden Land Property Development won a 30-year lease for a large land plot near Chulalongkorn University, it knew it needed to do something different. That’s why its Samyan Mitrtown development will target younger customers who are residents of the nearby Samyan, Silom and Rama IV areas, as well as students, teachers and commuters coming to the school.
The company revealed that the THB 8.5 billion mixed-use complex is 5 per cent complete and will likely be finished sometime in 2019. An “Urban Life Library” concept is serving as the inspiration for the development that will have dining, learning and living options.
“The ‘library’ in our idea is not the old-fashioned one, but a centre of products and services. In this regard, we are focusing on two products – food and knowledge. Samyan Mitrtown will be the gathering place for academic persons, a centre of talents. Meanwhile, we are promoting life-long learning among adults, who may want to find a place to learn how to make a particular dessert or to paint,” says Golden Land President Thanapol Sirithanachai to The Nation.
The project, which is being developed by a joint venture between Golden Land and TCC Assets, will be able to draw upon the 30,000 students and teachers that spend time at the universities in the area. This is why education and food has played such a big role in the design of the project.
“The concept will draw traffic. Aside from the demographics of our target groups, psychographics will bring more learners and food lovers to Samyan Mitrtown, with support by social-media marketing and travel convenience. Thanks to social media, we can reach more people,” says Thanapol.
Foot traffic will also come from the office buildings and condo developments in the nearby Silom and Sathorn districts. The MRT extension will also link the area to other parts of Bangkok making it easier for visitors from these areas to access the development.
