[Special Advertising Feature] Contemporary, community-focused development, and clever architecture bring a next-generation development ethos to Chiang Mai in North Thailand with Malada Grand Coulee by Malada in the sub-district of Buak Khang.
With quality, location, and design at the heart of the developer’s concept, the project combines commercial property with modern, detached villas, including private-pool residences.
Responding to today’s real estate market potential, the development achieved a highly commended in the Best Housing Architectural Design (Resort) category at the 14th annual PropertyGuru Thailand Property Awards in August 2019.
Collaborating on the architecture as well as the substantial landscaping is the locally-based talent of Mae Kaning Creative. Meanwhile, creatives at Metthods are overseeing the interiors.
With minimalism at heart, the residences are attractive, cube-like. The eco elements integrated into the architectural design caught the attention of this year’s judges.
“Sliding wooden slats change the exterior look of the homes at Malada Grand Coulee by Malada, creating privacy and offering shade, while the aspect of each property is designed to face a direction that increases air-flow and avoids glare, with high ceilings and full windows adding space with glorious mountain views.”
There are 196 homes with no pools and 58 units with swimming pools, with up to four bedrooms and four bathrooms. Close to the new airport, the exclusive properties are created with families in mind, with large internal spaces and private pools that connect to living rooms. Bedrooms boast high ceilings, as well as his-and-her walk-in closets and bathtubs.
A multi-functional space in some of the villas can be customised to suit residents’ needs and adds an important element of flexibility that fits with the trend to include rooms that can be changed to suit evolving family needs.
Different styles of houses are located in individual zones, with the largest properties connecting a garden with the pool in a courtyard style to bring a sense of greenery to the indoors, with connecting rooms and hallways enhancing the feeling of space and light.
A standout element of the Malada development is the commercial zone, which incorporates a community mall of shophouses with 29 units; adding an extra layer of resident-friendly accessibility and convenience for out-of-town ease of living.
The triple-level clubhouse features a cool, see-through façade that allows for privacy and adds to the ambiance inside. Facilities here include a sauna, fitness, hot spring, swimming pool, and co-working space.
Meanwhile, balance is attained within the natural landscaping elements. Malada Grand Coulee provides communal green spaces that create a relaxed, lifestyle vibe, amounting to 12 percent of the total site, with one area measuring over 4,400 sqm.
As a whole, the function, style, and design are achieved through a holistic approach to develop concepts that is refreshing, future-centric, and takes the increasingly popular suburbs of the city into a new era.
