And those who have sought out alternative sectors in real estate have enjoyed healthy returns on investment, according to Jones Lang LaSalle. Investment volumes in alternatives topped USD 52.1 billion in 2016.
“Strong real estate fundamentals and growing institutional demand have made alternatives an attractive sector for many investors who seek to increase their exposure to real estate,” says JLL Research Director for Global Capital Markets David Green-Morgan.
Serviced Residences
There are times when visitors or people assigned to work in the country want the same style of accommodations they find at home, but with some of the services available at a hotel. Serviced residences offer both and also provide a good investment opportunity.
Mövenpick and Nusasiri Plc teamed up for the Mövenpick Residences Ekkamai Bangkok. The project is the hotel chain’s first serviced apartment development in Asia. Those who buy units at the 158-room development are guaranteed a 5 per cent rental yield during the initial 6 years.
Senior Housing
Thailand’s population is aging and this means the demand for senior housing is higher than ever. Beach towns have long been attractive for retirees and projects like Sunplay The Heights Bangsaray in Pattaya have proven to be popular. They can also be a good investment. For example, Sunplay The Heights Bangsaray offers an ROI of 5-5.5 per cent upon its completion in 2018.
Mixed-use developments
Mixed-use developments are popping up everywhere benefiting both the consumers, who enjoy the convenience they have to offer, and developers, who can offer several products at one location. In Thailand, MontAzure, a mixed-use development in Kamala Beach on Phuket, is one of the most ambitious projects. In addition to a branded beach club and an InterContinental hotel, the mixed-use development has the most expensive villas in the Thailand.
