Is this Bangkok's next property hotspot?

Beyond Rama2

As developers continue to look for the next property hotspot in Bangkok, the Rama II district, especially the areas between Suksawat Road to Outer Ring Road and from Pantainorasingh Temple to the Sinsakhon Industrial Estate, could become the city’s next big thing.

Recent government decisions has seen the Rama II district rezoned to allow for major projects to be developed in the area. This is a boost for property developers who are now free to plan for large scale condominium and housing projects. In addition to this, the Purple Line Extension of BTS, from Bang Yai Station to Prachauthit Road makes it easier for residents in this area to get to Bangkok’s central business district.

The promising future of the Rama II district is due to several key factors according to Parinya Tianvorn, chief executive officer of V.M.P.C Company. He explained that the BTS extension project along with the upcoming expressway that parallels with the Chalerm Maha Nakhon expressway and the construction of several notable recent developments like The Bright, a community mall, and ICONSIAM, a luxury high-rise residence in Charoen Nakhon, show the region is already seeing significant improvement.

Some developers have acknowledged the potential of Rama II and started construction on housing projects in the area. Land and Houses launched Ladawan Rama II, an upscale housing project, while Beyond S Rama II is being jointly developed by Nirvana and Singha Estate.

However, Parinya believes this is just the start of good things to come for Rama II. Since the area is already a large industrial hub with a number potential community malls, hospitals and factories scheduled to be built in the near future, more people look set to move into the area resulting in higher demand for residences. This fact coupled with the expected rebound of the real estate market in Thailand means Rama II could be set to see huge growth during the next couple of years.
