[Special Advertising Feature] Affordability, connectivity, and liveability are the desired features of condo properties for many urbanites living in Thailand’s busy cities, with AMBER CONDO by Eastern Star Real Estate serving as a shining example.
Functional, stylish, and within easy reach of the main areas of the capital, the development is located in the increasingly popular and populated Nonthaburi. This is the country’s second-biggest city, located in its namesake’s province, which is still part of the wider Bangkok Metropolitan Area.
A few metres from the MRT Yaek Tiwanon station, location is key to the development’s identity, as the city extends its underground transports, sky train, and rail services. With this expansion, once-remote outlining areas are coming into sharper focus, allowing for projects that offer value and quality at lower rates than within the heart of Bangkok.
The result of this fully completed condo development was a win for Best Affordable Condo Development (Bangkok) at this year’s 14th annual PropertyGuru Thailand Property Awards in August 2019. A highly commended award was also achieved for the project in the Best Affordable Condo Architectural Design (Bangkok) category.
Bangkok based Architects & Associates brought close to 30 years of experience to the development, collaborating as the project architects. Meanwhile, I’LL DESIGN STUDIO perfected the interiors, with talent from its 50-strong company team. Established in 1990, RAFA took care of the landscaping, applying an ethos of outdoor spaces that integrate with the architecture.
Eastern Star Real Estate has a solid reputation for property development along the Eastern Seaboard, an important economic corridor, down to the province of Rayong, as well as within the capital. For this year’s judges, the winning project ticked several important boxes.
“As Bangkok extends, developments evolve, with AMBER CONDO by Eastern Star ensuring elements of today’s expectations of modern city dwellers reach the suburbs by Yaek Tiwanon MRT station; with an infinity-edge pool, floating gardens, and green grounds, as well as a touch of glamourous design influence.”
With three distinct lawn areas acting as a vital buffer to the main road, the condo includes one rai of gardens. Added to this expansive feeling is the luxurious height of the ceilings, measuring 2.7 metres, which is often only a feature in more upmarket developments. There are also full-length sliding glass doors leading out onto balconies that offer 270-degree panoramic views.
The 563 suites are situated within a 37-storey tower that has a graduated step-like architectural design to maximise layout and size potential, giving upper units plenty of natural light. This ensures that the higher-density lower floors rise up to just eight units on the 33rd floor and just three condominiums on the 37th floor; evoking a sliding scale of exclusivity within a high-rise design.
Size-wise, the one-bedroom units range from 35-94 square metres, with two-bedroom units close to 55-113 sqm and a choice of duplex styles for both as well.
The two-rai project is home to contemporary city condos with interiors that are well-planned with open-plan living, dining, and kitchen spaces. Feature lighting, reflective surfaces, and warm wooden floors create an exquisite balance of comfort and class.
Units are styled to feel like retreats that are still connected with the cityscape outdoors so that residents feel private and homely, yet far from enclosed.
The two-bedroom units boast two bathrooms, with a hallway adding an extra layer of privacy. On the sixth floor, an expanse deck creates an attractive communal area next to a swimming pool that includes a shallow pool, with a poolside fitness facility, and a garden area on the same level.
