Dear Sirs, I am looking for a suitable commercial property around Prawet area (Ladkrabang, Bangna, etc.) for these requirements:
- For rent, contract period not over 1 year (but will be renewed if it proved to be good).
- Price limit 25,000 Baht/month.
- Minimum 50 sqm.
- Ability to do slight modifications to the property (e.g. modify/replace the windows, replace locks). The property will be returned in the original state at the end of the contract, appropriate deposit can be paid.
- 3-phase electricity needed (100A), paid directly to MEA.
- As there will be round the clock noise from machinery, not very loud but constant, the property should not have residential neighbors who may mind the noise.
- Condition and looks of the property is not important, but neighborhood should be safe.
- Shared guard service for the area would be beneficial.
- Planning to move in around April 2018.
A shophouse or warehouse could be a possible option, but open to any suggestions.
