Location Analysis

The location of The Residence at Mandarin Oriental Bangkok, under ICONSIAM, occupies more than 50 Rai; which is equivalent to a subway station. Initially, the neighborhood near the shore of the river is the high rise housing; and during the past 1-2 years there are more developments implemented there, such as community mall and retail shops. However, that is not the only reason that raise the price of the area near the River; therefore, ICONSIAM have decided to construct their project there to bring back the life to the landmark that people all over the world are eager to see.

Icon Siam Co. Ltd. cooperates with Magnolia Quality Development Co. Ltd, Siam Piwat Co.Ltd, and CP to invest the total of 50,000 million baht to develop the project.

This condominium is divided into 2 phases. The first phase will be a 70-storey building, with the total of 379 units, including different types of rooms as follows: 1 bedroom occupying 60-77 sq. m., in the total of 203 unit; the second type is 2 bedrooms with an area of 95- 126 sq.m., with the total of 107 units; the third type is 3 bedrooms occupying the area of 144-222 sq.m, with the total of 61 units. Duplex rooms that occupies an area of 293 sq.m. with total of 2 units; Duplex Sky Villa which occupies the space of 238 and 276 sq.m., with the total of 2 units. Lastly, the Sky Villa Rooms occupying the space of 346 sq.m., with the total of 4 units. Each units are 3 meters high, with the selling price starting from 15-125 million bath per unit; which is approximately 230,000-360,000 baht/ sq.m. However in the second phase it will be a 50 floors building. Despite the offers from ICONSIAM;  a high-end, Japanese shopping mall, Takashimaya (Icon Siam Branch), is also opening. Takashimaya Mall, Icon Siam Branch, was invested around 3,000 million baht, which divided into 1,800 million baht worth of construction; which will cover the area of 36,000 sq.m., consisting of 7 floors which will display mostly brand name products.

Project Analysis 

In the neighborhood of Charoenakorn where The Residence at Mandarin Oriental Bangkok lies close to the coast of the Chaopraya River, cause the price to be high; starting at 250,000 baht per sq.m. As you can see from the another high-end project, Magnolia Riverfront Residence, which is located near The Residence at Mandarin Oriental Bangkok have adjusted to increase their price from 250,000 bath/ sq.m. to around 270,000/ sq.m. within this year. Not only that Charoenakorn Road is the main road leading to Thonburi region, but it could leads to Sathorn, Rama 3, and boats leading to Nonthburi Pier. Travelling by boat is the charm of living in that region that reflect on Thailand traditional heritage from the past and present time.

Transportation

If coming from Rama 3 Road, drive to Krungtonburi bridge towards Taksin Road. When ascending the bridge, Rama 3 intersection will appear, turn right to Charoenakorn Road for about 3.5 km; and ICONSIAM sales gallery entrance will appear.

Coming from the Thonburi area, drive over Pra Pokklao bridge or Sapan Put Bridge; then slight left to enter Somdej Chao Praya. Before meeting the intersection, notice Suksanari School will be on the opposite side. Keep on going straight around 1.5 km, and turn right to Charoenakorn and keep going straight around 500 meters, which will meet with the entrance of ICONSIAM sale gallery.

If using public transportation such as the BTS, get down to Sapan Thaksin station. The station also serve has the main port connecting to Asiatique or hotel near the riverside. There will be Oriental Hotel’s Boat coming to pick up tourists from the Pier; which you could get on the boat and it will go straight to the hotel. There are also a ferry from Sathorn Pier to the other side as well; if you chose this option, get down at the Oriental Pier which will leads to the location of the Project Gallery as well.

Summary

The Residence at Mandarin Oriental Bangkok, is the second Project of ICONSIAM that expected to be complete around the year 2018. Overall, in 3 more years when ICONSIAM mall opens; this area will be the “Ultra Luxury” Landmark of Bangkok, which is good for investors. Even though the real estate economy of Thailand are slowing; but the wealthy target group are least affected by this downfall. Therefore, from the perspective of qualities and standards of the project, The Residence at Mandarin Oriental Bangkok, deserves the ownership status. Since it is considered a “rare item” from audiences, the value will surely increase when the constructions are completed and the empire is ready to serve.
