Location

Sukhumvit 55 (Thonglor)

Thonglor’s top-class trappings has drawn in many expats especially Japanese. This street between Petchaburi Road and Sukhumvit Road is both a business hub and home of luxury developments, lined up with lifestyle venues including pubs, bars, restaurants, and community malls, a location to find the hippest trends of society. The traffic might be congested especially on Friday night where people come to feel the thrill of this high-spirited neighborhood. If you come by BTS Skytrain, taking a motorcycle taxi available nearby the station would be convenient to reach places. This downtown comes with holistic amenities: hospital, police station, street eateries, pet store, supermarket, etc; the only absence could be the public park, but there is one located on the parallel neighbouring Sukhumvit 63 (Ekkamai Road), Somdet Saranrat Maneerom Public Park. Thonglor’s land price has surged by approximately 30% in the past three years, while residential projects here commence the starting price around THB 250,000-300,000 baht per square metre. Thonglor’s prosperity shows no sign to recede and signals to keep its flair proceeded.

Project’s Location

Art@Thonglor

Map

The project is located in Thonglor Soi 25, around 450 metres from Sukhumvit 55 (Thonglor Road). Thonglor Soi 25 can lead you to exit on Sukhumvit Road through Sukhumvit Soi 51, 49, and 39 which is around BTS Phrom Phong. You can also reach Sukhumvit 63 (Ekkamai Road) via Soi Chaem Chan which is diagonally opposite of Thonglor Soi 25 entrance. Geographically, the project’s location is closer to Phetchaburi Road than Sukhumvit Road, so coming from the first one would be more convenient, and you can turn right into Thonglor Soi 25 without having to make a U-Turn. The project provides shuttle service to BTS Thong Lo and BTS Phrom Phong, and you can alight on a specific point along the route. There’s also Thonglor Pier, an express boat travelling on Khlong Saen Saep, a canal that stretches passing different zones in Bangkok.

Lifestyle Amenities

Among numerous places, 72 Courtyard is picked due to its upscale and trendy setting. The place is located less than one kilometre from Art @ Thonglor, a short walk past Thonglor Soi 18 next to Mellow restaurant. It’s an open-plan mall that shared half of its area as a common courtyard, aside from that are imported restaurants with one-of-a-kind dishes, top-class bars with respectable cocktails, and a high-end club with open dance floor and techno-music beats.

Analysis

Luxury segment continues to be in-demand by affluent consumers and investors both locals and foreigners, while lower segment stuggles from the mortage restriction and high household debt. In spite of the lower price compared to other surrounding projects, Art @ Thonglor’s location on Sukhumvit 55 (Thonglor) will be the key attribute in drawing eyes from investors, due to the street’s respectable quality and limited land plots; everyone knows the value tagged on this location as any development erected here will definitely has its price leaped. There is high demand for rent on Sukhumvit 55 with prospective tenants being foreigners who look for nonpermanent stay. However, there are numerous supplies as well, meaning there are a great number of competitors if you look to invest by leasing. Another distinction that favours the project in attracting tenants is its low-rise setting which is rarely found on this downtown road.
