After Ideo Mobi Sukhumvit 66 launch, Ananda discloses a new project with 15-metre walk from BTS Bang Chak, Ideo Sukhumvit 93. The project is comprised of three buildings where Building C is already sold out at the time of writing. Dense with facilities, Ideo Sukhumvit 93 features multi-sport courtyard, two swimming pools, rooftop garden, co-working space, etc. Aside from IDEOs’ iconic retail MaxValu, the project will feature Starbucks in the 2-storey building in front. As a matter of fact, the starting price is also an attractive number, considered a condo that would sit right by Sukhumvit Road.

Project Details

Ideo Sukhumvit 93 sits on an over 8-rai land plot that’s formally occupied as Bang Chak fresh market. As the market trend shifted with higher residential demands, Ananda came to acquire this piece of land to develop another project with proximity to a public transit. Ideo Sukhumvit 93 stands 38-storey tall and is divided into three zones with different building height and unit type each. Zone A will comprise 2-bedroom and Studio units and has its own elevator hall with 4 passenger elevators and 1 service elevator. Zone B and C which have lower heights will comprise mostly 1-bedroom units and share the elevator hall together. As a matter of fact, Zone C is already sold out at the time of writing. In architectural design, the project differs from the previous IDEOs with the Skywalk that connect between buildings from 5th to 17th floor. On the ground floor, you would still find the 24-hour convenient store MaxValu, but the new retail that new-gens will surely love is the Starbucks.

BTS Skytrain, the vein of city’s developments

Bang Chak is possibly the least explored area among other BTS stations on Sukhumvit Road. Being in-between the prosperous Thonglor-Ekkamai and booming Bangna District, Bang Chak is currently just a passage where you could hardly find astonished developments or any landmarks. Nevertheless, the existing BTS station (Bang Chak Station) is a necessary component for the future growth. In fact, most department stores and community malls in Bangkok are built with a proximity to a public transit. To explain, when land plots in other areas are running into shortage, developers would definitely shift their aims to Bang Chak.

As the traffic on Sukhumvit is normally jammed, you could take expressways and exit on Sukhumvit 62 which is a few hundred metres from the project. Bang Chak offsets the absence modern community mall with acclaimed tradition street foods. A few steps from the project is Rosdee Restaurant, an over-decades Chinese dining place that specialises on Steamed Rice with Roast Duck or Crispy Pork. At Bang Chak Station on the opposite side dwelled by another original Chinese Suki restaurant, Guangzhou Steamboat And Duck (Suki Guangzhou) where you can hot soup along myriad premium ingredients in old-days traditional atmosphere. For new-gens who love to chillax in a cafe, a close one is Chant’s Cafe which situates in Sukhumvit 58 Alley. The place is decorated in antique style with old-fashioned furnishings and ripped concrete wall, creating a nostalgia of Thai coffee shops in the past yet still look stylish to suit the modern-day trend. The recommended menu is Vietnamese Egg Coffee, an aromatic coffee brewed with yolk.

Analysis

It’s a well-known practice among investors to reserve units early and resell the bookings to others with higher price before the ownership transfer date. This could explain why 1-bedroom units in Building C are sold out shortly as they have the lowest investment cost. The speculation also contains risk as if you cannot sell the bookings before the ownership transfer date, you would be obliged to purchase the unit with full price, which is not a small amount of money. On the other hands, renting a unit out is a typical long-term investment here. The average rent price per month is between 15,000-20,000 baht; however, the range is likely to surge through time due to growing residential demands in Outer Sukhumvit.

Summary

With the attractive starting price and location next to a public transit, there’s no doubt why residential units are promptly sold out in Building C; some purchased for short-term speculations while other aim for long-term rent returns. In the aspect of quality, the project boasts the facility area with multi-sport courtyard, double-volume glass-wall fitness, rooftop garden, two swimming pools, and some more which give a feeling of clubhouse. Moreover, there will be Starbucks operating in the 2-storey building in front, besides the 24-hour MaxValu. The surroundings might be lack of lifestyle amenities to explore at the moment, but it offsets with traditional street foods that you might love to try. However, this doesn’t mean Bang Chak will stay traditional for the rest of time, there’s strong potential for the area to embrace new developments, with BTS Bang Chak being an important backbone to attract demands.
