Melanie Bangkok Chan – Sathorn’s architectural design fits well with Chan Road’s settings. Though being a new modern development, the building appearance gives a look of Classic European. Location

Chan Road

Around 40 years ago, Chan Road was a home for Chinese people who immigrated to do businesses and commerce in Thailand. Chan Road is also known as “Trok Chan” among locals where the word “Trok” means an alley. Nowadays, this historic road still remains an environment of traditional surroundings, where you would see rows of old-fashioned commercial buildings along the way and hardly find a modern luxury development. Chan Road stretches less than 7 kilometres long, but there are numerous retails, street foods and food stalls occupied on each side of the road; some businesses have been running for several decades.

Before the arrival of Chinese, Chan Road was possibly a Muslim habitation as well, as there are a few mosques and Islamic restaurants still operating nowadays. For present, a large work forces from Isan, northeastern region of Thailand, have entered Chan Road for employments in several retails and restaurants. There’s also a Christian school Phra Mae Maree located in Chan 27 Alley. Put into words, Chan Road has accommodated diverse ethnic groups of people from time to time, but still remains a traditional ambience as one of Bangkok’s legacy road.

Melanie Bangkok Chan – Sathorn is located on Chan Road Soi 8 near the intersection to Narathiwas Road. The nearby roads are crosssing like a simple grid system. You can reach Sathorn Road through either Narathiwas Road, Charoen Rat Road, or Charoen Krung Road. Note that you cannot turn left to cross Taksin Bridge from Charoen Krung Road.

Soi Saint Louis is a shortcut that could save your time to reach Sathorn Road, right there is one of the biggest junction on Chan Road. Moreover, you can also reach Rama 3 road through Sathu Pradit Road; you will notice a green sign above, keep left and follow the sign Ratchadaphisek Road. In addition, Rama 3 Road can lead you all the way to Rama IV Road and further to Asok CBD. In the picture, Sa Phan 2 and Sa Phan 3 are the two famous alleys where large crowds of locals come for local restaurants and street eateries.

Melanie Bangkok Chan – Sathorn is close to two BTS stations and expressways. BTS Chong Nonsi can be reached through Narathiwas Road, while BTS Surarak is reachable through Charoen Rat Road. Analysis

Chan Road is still a Blue Ocean in property market. The Room Sathorn – St. Louis and Fuse Chan Sathorn are the only two projects on this road which are both ready-to-move-in. There’s a high possibility of more developments to come on Chan Road in the future. If we look at the nearby roads, Charoen Krung Road, Sathorn Road, and Narathiwas Road are becoming mature with property developments. This means when land supplies in those strategic locations become limited, Chan Road will be the target among developers.

Charoen Rat is another unexplored passage for developments, but its less number of populations and eateries make Chan Road a more attractive location. Land prices on Chan Road are also poised to surge much more; the current number is around 200,000 – 280,000 Baht per square wah, much lower than the mature Sathorn’s 700,000.

For buying, if you borrow a mortgage of THB 3.5 million to buy a 35-sqm unit, with 30-year term (360 installments) and 5% interest rate, you will need to pay 13,000-14,000 for each installment. In this case, you must have a minimum salary of 40,000 baht to keep your financial statement safe.

Though having a character of traditional settings, Chan Road still has modern lifestyle amenities such as Vanilla Moon, a community mall where a restaurant offers rooftop panoramic city view. Chan Road is a thouroughfare which intersects with Narathiwas Rd, Charoen Rat Rd, and Charoen Krung Rd, where the mentioned three routes can lead you to Sathorn CBD in short time. As a result, you are just a few minutes away from BTS Chong Nonsi, BTS Surasak, and BTS Saphan Taksin. The project is also close to two expressways, accessible to Rama 3 Road, and near a shortcut to Sathorn Road. Though quantity of facilities are not as many as some luxury high-rise condos, what’s given back in return is a sense of privacy due to low number of residential units.
