To buy a condominium that taps into mass transits and modern conveniences is a palpable sense of expectation of every home seeker today; such standards are indispensable requirements to beef up the future values of the property they buy today. Bangsue sub-district is being a huge target as a consequence of the governmental operation of drawing transit lines near to it, which significantly increased its potential for investment. Before it was quiet and peaceful but today it is apparently bustling and highly interactive. A number of developers made a perfect timing decision–while the opportunities still lasted–launching their condominiums in this locale, including Rich Park I and II (by Richy Place 2002), U Delight 1, 2, 3 & 4 (by Grand U), and others upcoming by Pruksa, Supalai, Property Perfect, and Sena Development. Ananda Development also took part in this competition by introducing Ideo Mobi Bangsue Grand Interchange onto Prachachuen road publicly. Although a lot of great things are still in the works, there are interesting facts about this condominium that should be delved into.

Location
There have been radical changes in Bangsue sub-district that just the past 5-6 years could make such a distinctive before-after gap for it. The inevitable changes can be recognized from a lot of what used to be old, ragged commercial buildings, terraced houses, and traditional Thai houses lying along Prachachuen road are now replaced by many luxury condominiums ranging from low to high-rise, through the following mechanisms:
-The three transit line development plans including:
The purple line (Bangsue-Bangyai), which is partially successfully implemented. This line is expected to have Tao Poon station as a central interchange platform jointed by Airport Rail Link when fully completed and be officially in service on August 12th, 2016 according to the cabinet solution announced on March 27th, 2015. The second one is an extended blue line, which is anticipated to complete in April 2019 and will span from Bangsue to Thapra/Hua Lumpong to Bangkae. The last line is the red transit line (Bangsue-Taling Chan), which has recently been successfully completed and will be on tap once done with run-through.
Bangsue Grand Station, alias The Linkage and Business Hub of Asean, is the name of the project of developing the most diverse commercial business hub in Bangkok over an expansive land of 2,325 rais covering multiple transit lines as a centre of transit oriented developments (TOD). It’s anticipated to be officially open to the public in 2019. The speculation has it that by the end of 2047 there will be an estimate of 2-million-worth traffic come and go daily within this hub. The business portion of the hub has 4 constituent parts settled on 305 rais of land, including:
1. Zone A: Smart Business Complex is a hotpot mixed by hotels, restaurants and stores, set over 35 rais of land on the south from Bangsue grand station and the east of the complex is adjacent to Sirat expressway while its south is set against Terddamri road.
2. Zone B: ASEAN Commercial and Business Hub mainly consists of wholesalers and retailers at large, enclosed within 78 rais of land located 700 metre away from Chatuchak market. It’s settled on the east of Bangsue grand station with its north near Sirat expressway, south abutting Kamphaengphet II road, east tapping into Chatuchak market and west facing Sirat expressway.
3. Zone C: SMART Healthy and Vibrant Town is a lively vibrant residential zone on expansive 105 rais of land that used to be owned by SRT (State Railway of Thailand) and located near to the red transit line. This town is situated further from the train repair centre on the north, Kamphaengphet II road on the east and south, and from Kamphaengphet VI road on the west.
4. Zone D: World Renowned Garden Interchange Plaza is a skywalk platform that expands 87.5 rais of land touching Chatuchak market, BTS and MRT stations.
Return on Investment
The investment potential of this area is substantial. Areas surrounding Tao Poon station are currently worth the land prices of THB 300,000-400,000/ square wa and those set along Bangkok-Nonthaburi road and Prachachuen road deep in the inner street are rated approximately THB 100,000/square wa.
The condominiums located close to Tao Poon station are currently sold at the average of THB 85,000/sq.m. and expected to increase in price to THB 100,000/sq.m. when the station is available in business.
None of the condominiums near Tao Poon station is fully established so the comparison shall be made with those close by Bang Pho station. The average rent prices of 1-bedroom units around Bang Pho station comes around THB 10,000-14,000/month and for 2-bedroom, the rent prices are in between THB 25,000 and 30,000 a month.
With respect to the continually increased return on investment, which conjured strong incentives for property investors, there seemed to be 7,000-8,000 residential units on hold for sale by the end of 2014 and the number is expected to continuously rise in the subsequent years.
The future development of the condominium is happening behind the closed space between two multi-storey commercial buildings.
Ideo Mobi Bangsue is developed on a place where there used to be a 7-storey parking space for rent settled before. It’s located exactly opposite to Tesco Lotus Prachachuen, just across the sky bridge and near Tao Poon station, the station of the utter importance among the serving stations along the purple line.

Lifestyle Amenities
One of the best advantages about the location of Mobi Bangsue is its high proximity to the central point of mass transits, which gives an easy access to unlimited amenities available in any location. Without the need of transports, some places including Tesco Lotus Prachachuen, Supreme Complex Samsen, street stalls, and such are within walking distances.
Along the same side of the road as Ideo Mobi Bangsue lie many antiquated noodle shops and made-to-order restaurants with menu recipe passed on within family line through the generations. Convenience stores and fresh-food markets are available as well. The street is also famous for the custom bakery store, which has lived long and been run by a skilled baker family, positioning near the entrance to Tao Poon market that was there with a flyover.
The main attraction is Tao Poon market, a large fresh-food market where locals usually go grocery shopping on their early morning routine. Some of them can fill their empty stomach with delightful rice porridge from Tao Poon Rice Porridge opposite the market. Tao Poon market is currently under renovation to be re-open soon before the opening of the BTS purple line. Another interesting nearby destination is Bangson market, a similar version of Tao Poon market sided by Bangson station.
Chumtang Siam Gypsy is a night market routinely held every Wednesday – Friday nights to sell street food and every Saturday and Sunday nights to put up hand-made products for sale. There are also chill-out sitting places to rest their feet and watch strangers passing by. Siam Gypsyis is sided by the train railway opposite Bangson MRT station.
Big C Wongsawang is located near Wongsawang intersection, not so far from the condo. It has good shopping places and restaurants such as Shabu Nang Nai, KFC, MK, among others.
Not so far from Wongsawang intersection, there are Bon Marche market that has food stalls and pool-front sitting places, and Ortorkor market with a wide range of fresh-food shops.
Even though there are other modern amenities like Central Ladprao and Union Mall, where people are able to open their eyes to extensive product selections and kick back in an array of entertainments, an enormous public park, commonly called Chatuchak, comprising Vachirabenjatas Park (Rot Fai Park) and Queen Sirikit Park, is not second to them in terms of feel-good atmosphere and the best nature hard to find in the city. Energy Complex building is also located nearby.
