Quater 39

After Narai Property was successful with the previously launched project Parc Priva, it marched forward by forming a subsidiary NYE Estate focusing specifically on the condo development. The subsidiary was on the next move introducing the chic and rare cluster homes “Quarter 39” under the joint venture with Koon Capital Partners. The developments of total 15 courtyard villas were successfully managed to happen within the cramped territory amidst Sukhumvit 39 Street, thanks to their thought-out designs that in no way the same number of homes the usual conventional sizes would be able to fit in. The responses to this project were positively overwhelming given more than 50% of the total units sold out shortly after the pre-sale in August 2015. Location

Since the first BTS light-green line commenced operation in 1999, Phrom Phong, the region aligned between Sukhumvit 33 and 39, and the same name as the BTS position positioned on it, has drastically changed upon the new urban planning and traffic-relief attempts of the government. Beginning with Sukhumvit 33/1, mass Japanese immigrants flooded in for permanent residences as they relocated for work, eventually founding a so-called Japanese Town filled with oriental stores, restaurants and estates along the road. Far to the east near where Phrom Phong BTS station stands now, there is The Em District, a large commercial business hotspot comprising three super malls including Emporium, EmQuartier and Emsphere (upcoming). This region has grown magnificently for the past 20 years and through time ascended the financial district of Bangkok, where today developers were consistently inspired to come and stay invested in the property inside this zone.

Getting to the sales gallery

To get there, using Phetchaburi road is highly recommended because the traffic along the way is better and driving distance is much shorter compared to what if taking Sukhumvit road. The direction is to drive on Phetchaburi and take the right onto Soi Phetchaburi 38/1 and following the route toward Sukhumvit 39. The sales gallery is located on the left at Ozono.

Getting to Quarter 39

Soi Taweesuk, a 2-way minor street within the residential zone, is the only way that leads to the cluster homes of Quarter 39. There are two international schools including Modern Bangkok and ABC Pathway to be passed by on the way in there. GTH’s home & office can be found on this street as well. To make a way out of this street back onto Sukhumvit 39, one should go out on the one-way street called Soi Pobmit to do so. There are other minor streets that allows for easy accesses into Asoke (900 metre away), Thonglor (1 km away) and Phetchaburi zone (500 metre away), which are all useful as shortcuts

– Public Transit: BTS

Take BTS to get out at Phrom Phong station and exit through the gate 3. Then take a mini-truck (THB 50) or motorcycle (THB 30) to the town homes. Total distance from the BTS is 900 metres.

After exiting through gate 3, walk on the pavement in the opposite direction about 100 metres to Soi Sukhumvit 39.

– Personal Vehicle

Option 1: If coming from Sukhumvit main road, enter Soi Sukhumvit 39 and go on the road past UFM Fuji toward the junction with Phetchaburi 38/1 and Soi Sawasdi. Continue onto Soi Sawasdi, which curves to the left, straight about 500 metres past Soi Pobmit, and before reaching Soi Sawasdi Intersection, make a right onto Soi Taweesuk. Follow the route about 300 metres and Quarter 39 is located on the right.

Soi Sukhumvit 39, also commonly known as Soi Phrom Phong, allows for a shorter route to get onto Phetchaburi road.

Option 2: It can get a little more complicated if coming by Phetchaburi road because the road is made for one-way drive. After entering Phetchaburi 38/1, the driver will be forced to go a long way down the road past Ozono and the T-junction until Baan Jamjuree is found on the left and a block (Phrom Chit Alley) is on the opposite. Then take the right onto the alley and continue until reaching Phon Si alley, make a right onto it. Then go a long way to the north until reaching the intersection with Soi Sawasdi, then make a left onto it. Go to Soi Tawisuk, which is the next block from the intersection.

The Phrom Phong zone is inadvertently famous now, but it didn’t reap such prodigious recognition until mass immigration of Japanese workforce and inception of the Em District came to this area, hand in hand with the rise of overseas food and restaurant businesses. Even though 20 years ago a single foreign-oriented shop was a rarity, now a great deal of them spread throughout Sukhumvit 39 street such that this kind of place is no longer considered odd or on the back of people’s minds. Japanese residents in this area can conveniently go grocery shopping at UFM Fuji Super, a Japanese-run supermarket which is positioned on Sukhumvit 39, near the junction adjoining Phetchaburi 38/1 as well as 500 metres from the houses of Quarter 39. On top of that, they can indulgingly relish Korean style barbeque served with greasy and full-flavored cheese at Saranghae BBQ & Cheese Bomb restaurant sided by Baan Phrom Phong on the same street. But for those finding different style of food making more sense, they’re offered with other three decent choices that shall make them never forget, beginning with Kram, a home-made Thai-cuisine restaurant with the entire place furbished in pure white located on Soi Phob Mit (400 metres from Quarter 39), Whale’s Belly, a fascinating French restaurant with pleasant atmosphere housed within 39 Boulevard Tower (700 metres from Quarter 39) on Phrom Chit Alley, and The Em District at Phrom Phong station, comprising three ample malls, two of which (Emporium and Emquartier) have already been open and the remaining EmSphere is expected to be open in 2018.

The price of THB 30M/unit might have taken many property investors by surprises but a great return on this seemingly fearsome investment can be quite forgiving. Not to mention the prime location pinning in the heart of Central Bangkok, these places sit on the land of which values augment by 5% on annual basis. More importantly these real estates are freehold, meaning that only Thai citizen shall gain property to exclusively own them, encouraging a greater chance of success for Thai owners to offer high rent prices to affluent buyers from overseas. The amenities at the project include a public park, pool and fitness centre. The total project area is 17 rais and the starting selling price is THB 34M per unit.

Cluster home only came to Thailand not so long after they had made large territories in Hong Kong and Singapore. Quarter 39 are beguile, as the cluster type, with the fitting size for single family and a full set of conveniences to ultimately exploit the luxury as desired, such as an on-site pool, indoor greenery spaces, nearby convenience stores, outdoor credited restaurants, and grand shopping malls. Luckily none of the pre-recommended places is out of reach, thanks to the good and tricky network of roads within this zone that allows for more convenient accesses to Thonglor, Asoke and Phetchaburi road outpacing the usual traffic on any main roads. This style of home, which shall re-animate the bland lives of householders afresh, is backed and adapted by the meticulous hands of NYE Estate and Koon Capital Partners to better suit Bangkokians.

The residents at Quarter 39 are without doubt guaranteed to be on time on every event in their tight schedule by taking shorter routes to exit onto Asoke, Thonglor and Phetchaburi road.

Quarter 39 are settled over 2 rais of land within Soi Phrom Phong (Sukhumvit 39), where there are numerous high rise condominiums they have to compete with. Although each of its units is priced high at THB 30M, there is not a single exact substitutable competitor to be afraid of and the land values in this area aren’t set in stone or  but very prone to rise by approximately 5 percent annually. The estates of Quarter 39 are freehold, excluding the overseas investors to own them; only Thai citizen are eligible to be sole proprietors. Quarter 39 is a great consideration if someone is looking for an exciting but profitable investment with large budget on hand.
