Today Bangna-Trad area has increased in the convenience of access since the establishment of Burabhavithi expressway and a multiplied number of roads along Bangna toward Chonburi. In fact, this toll way also has a split leading a more direct and shorter route of getting to Suwannaphum Airport. In addition to the existing road network, there is an upcoming monorail transit expansion plan that would be able to transport people over 17.8 km with 11 stops interconnecting the yellow transit line (Ratchada-Lad Plao-Pattanakarn) and airport rail link. In turn it is expected to help relieve traffic blocks and better on-road journey. This proposal is to be submitted to the government for approval in 2016. This area is also a centre of conveniently located amenities of great quality and values, such as Central Bangna, Mega Bangna, Index Living Mall, Ikea and Chic Republic. The upwardly-mobile evolution of transportation system as well as the increased competition among residential rivals have propelled the home prices in this area toward 8MB from 3MB for a single home.

iField Bangna is located on Kanchanapisek road, Sri Rat outer ring expressway, and accompanies other residential projects with which it is up against. The conveniences nearest to iField are vibrant and entertaining street restaurants at large, such as View Dee restaurant (400m away), Suan Sanan (500m away) and Baun Jai (just the entrance of the street), all served with fresh sea food for competitive prices. Other will be situated further than one km from the bizz homes, including Mega Banga (2km away), Central Bangna (8km away), Index Living Mall (6km away), Ikea (6km away), and Chic Republic(6km away).

Analysis

It seems easily bearable to take everything in stride when no substitute competitors are present at the moment. The absence of counteractive rivals coupled with the particular home design of iField specifically suiting the use of SME owners have given iField high bargain power to raise rent prices up to Bt 20,000 a month for 3-storey unit and Bt 30,000 a month for 4-storey unit. Furthermore, the prices will probably achieve additional 20% increase once the monorail line is finished.

Summary

iField Bangna made an entry into a regional market presenting bizz homes which are not widely yet known nor available in Thailand. Home seekers or investors alike should only find a plenty of them in astonishment along Kanchanapisek road; unfortunately most them were already sold out. During the initial introduction of bizz homes, despite the low presences of nearby amenities of easy walking and lack of public transit at the time, the demands for the homes were wildly overwhelming. Among small and medium business entrepreneurs, they seem to have taken iField’s bizz homes into great consideration for they are in search of comely home of an economical price they’re most willing to afford for.
