For the last 15 years ago, there are no big construction located in Silom, but now it is considered to be the Central Business District in Bangkok. However, the actual price of the location is higher by 20% of the appraised value. The location is near Silom Soi 12, near Pullman G Hotel, and approximately 400 meters away from BTS Chongnonsri.  The project is designed exclusively, and styled. The 1st type of room is 31-48 sq.m., and 2nd type of room is 71-86 sq.m. Location

The history of development in Silom in each period

Year 1816: Construction of roads of for horses as transportation. There are also vacation homes for aristocrats and foreigners. Later, foreigners starts to build wind mill factories here, hence the name “Silom Road”, which translate into “Wind Mill Road”.

Year 1887: Construction of 3 roads which are parallel to Silom Road: Sathorn Road, Surawongse Road, and Si Praya Road.

Year 1893: Concessions for foreigners to build railways for trams, which runs from Bang Koleam, Samsen, Dusit, Bangsue, Hualumpong, Pratumwan, and Silom

Year 1947:  Begin to construct tenement buildings and commercial buildings (around 3-5 floors); and Saladaeng area.

Year 1963: Approved the demolition of the railway trams, and reclamation of the Silom canal to increase the surface for cars, and decrease traffic.

Year 1966:  Demolition of houses in Saladaeng to build Dusit Thani Hotel

Year 1970: First launch of Dusit Thani Hotel, which is considered to be one of the tallest building at that time.

Year 1982: Construction of banks of Thailand and abroad, finances and securities, including various insurance companies’ offices along Silom Road

Year 1984: Introduction of underground electrical wiring to different buildings in Silom. This sets an example of the changes in Bangkok’s infrastructure.

Year 1985 – 1990: Starting to construct tall buildings up to 20-30 floors, such as Silom center, ITF building, Silom Palace, Thaniya Plaza, CP tower, Trinity Building Complex.

Year 1992: Many houses and low- rise building are demolished to construct new buildings

Year 1999:  First launching of BTS or Sky train that go pass Silom area; this makes transportation more comfortable in Bangkok

Did you know that “Silom Road” starts from Charoen Krung Road (Bangrak intersection) to the northeast intersection of Mahesak road- Surasak Road (Surasak intersection), and straight to Pramuan Road and Intersection, towards Decho road and intersection, and Narathiwat Road (the intersection of Silom- Narathiwat); including Convent Road and intersection, and ends at Rama 4  (Saladaeng Intersection). The overall length is 2.78 kilometers within the Silom road itself.

Analysis of Location (Silom)

 

From the newly announced appraise price of the ministry of the Treasury, from January 1, 2016 – December 31, 2019, stating that the price of the location near the BTS train will increase to 100-150%, and the other lines will increase to around 25-50%; which average of the overall country, the price of the land will increase to 15%. The highest price is undoubtedly Silom, which is around 1 million baht per square wah, from the year 2012-2015, which is 850,000 baht per square wah; increasing to 17.65%. However, the actual purchase price in 2015 is around 1 million baht per square wah which is equal to the new appraisal mentioned above. At the last quarter of the year 2015, the price near Silom area also shifted further to 20%, which fully assess the upcoming estimation of the year 2016.

It is believed that the purchase price of next year will increase to around 1.2 million baht per square wa. The factor that increases the price of Silom is the limited space that is available to develop new big project. Since the majority of Silom belongs to The Crown Property Bureau; in addition to the new construction of Sirocco Tower which is more than 15 years ago; Silom road did not developed any new big projects. Even though a tall building name “Mahanakorn” started, it is still not considered to be in Silom area, because it is in Narathiwat Road. If there’s going to be a big project in Silom area, the price will increase up to 1.5 million baht/ sq. wah; because Silom is considered to be one of the central businesses in Bangkok equivalent to Wallstreet in New York City. Silom area never sleeps, and more importantly, the big difference between night and day: at day time the place is filled with businesses, and at night the place is filled with entertainment and nightlife, drawing tourists from all over the world to come and visit.

Analysis of Project Location

There is no doubt that the selling point of this Project is its location, because it is located on the Silom road that is connected to different places. The project is also located in the middle of business hub in Thailand, with big national and international companies for financial and money issues, such as: Bangkok Bank, HSCB, Standard Charter, and Bank of China. The big buildings companies, such as CP tower, United Center, 5 star hotels, leading hospitals (Bangkok Christian hospital), and Silom Complex, Indian Temple, and night life in Patpong area that are popular for tourists, Soi Thaniya which is populat among Japanese people, and CBD area.

The Ashton Silom is located near Silom Soi 12, on the streets. The area around 1.8 rai, which is near Pullman Bangkok Hotel G, and around 400 meters away from Chongnosri BTS, and about 240 meters from Silom- Narathiwat intersection, and 100 meters away from Decho intersection.

Overall, the project is located in the middle of many activities of the location, including the easiest way for transportation that can go around Bangkok. There are many public transportation; such as BTS and MRT, which can take you everywhere in Bangkok.

Option 1: From Silom road (Saladaeng BTS), heading southwest along Silom Road, go straight around 1 kilometer to the Silom- Naratiwat intersection. Heading straight across the intersection around 400 meters, and make a U-turn at Decho Road, go straight for around 350 meter. The location of the project will be on the left (Silom soi 12).

Summary

Honestly, the selling point of Ashton Silom is the location, which is next to Silom road, and also the new construction which have not been done for almost 15 years.

Even though the newly launch of type 1 of the room, which is 31 sq.m., starting price to be 7.3 million baht, and at Singapore to be S$290,000. The average per square meters is 240,000 baht; this might seems over- priced, but this is considered to be “rare item” in the Silom region. It is believed that there are people who are targeting the location of the project; this is because as times pass the ownership of the real-estate will be lower; which will increase the price value of the place.
