CARAPACE Hua Hin-Khao Tao one of the interesting projects which is not far from Hua Hin. It is located at Khao Tao beach near Petchkasem road. There are many room types available. The space varies between 26 to 43.53 square meters. Full facilities access in the common area whether it be the Grand Lobby, All Day Dining, Fitness, Swimming Pool, Water park, Beach Club. The price starts from THB3.5 million.
The incremental land price of the roadfront locations, especially those in citycentric landscape is upsetting the developers, but they didn’t let their game slip away by that but continued to tackle on how to pull themselves together on the high note. For building condos at lessened costs, they acquired portions of lands along the sidestreets, which are available in plenty, but encountered with some limitations that are futile to deny. The most common is they just don’t support the high-rise structures but low-medium rise towers. But Property Perfect took in their strides launching Metro Luxe project in 2014 including 5 condominiums distributed along the sideroads across Bangkok and neighbouring provinces. One of them is Metro Lux Rama 4 located adjacent to Bangkok University and near BTS Ekkamai as well as accessible via on-off ramp of the expressway. Metro Luxe Rama 4 was designed with the art of elegance and casual style thoroughly. What’s described as skin fabric pattern is incorporated onto both exterior and interior designs. The condo is fully equipped with on-site amenities with reference to the consumer’s urban lifestyle.

In the space between the buildings is the Infinity Edge Pool, a large salt water pool with 1.5 metre deep adult zone and 0.7 metre deep kid zone. A fitness centre is inclusive of saunas and onsens, positioned in Tower C covering 2 floors, a combined area of 70sqm.
Units located on the east of project area were sold out more quickly than the rest as reported on January 6th, 2015. The remaining rooms were those the size of 48.5 sqm with 2 bedrooms and 1 bathroom located on 5th floor at Building C. They orient towards the east with Building A set in front of them blocking the sun beams. Scenic views overlooking the entire condo’s open-air amenities featured by the swimming pool and park, are the highlights of those units favouring the hearts of exclusive and privileged residents. Special promotion is to pay off the price through down payment using a credit card of any of Krung Thai, Thanachart or Siam Commercial banks in 10 equal monthly instalments. All units of Tower A were sold out for it sets on the eastern direction which has the best up-town view overlooking Bangkok University and good vibration according to Feng Shui.
The exhibits of 1 bedroom 28 sqm and 1 bedroom 32 sqm are publicly displayed at the sales gallery.
In the real selling unit, the room is fully fitted and provided with kitchen cabinets, wardrobe, 2 Mitsubishi air conditioners, and water warmer. In addition, the actual walls will not be painted in brown and yellow strips but in brown and grey.
A kitchen is equipped with plywood cabinets together with artificial stone countertop. No appliance comes with the readily move-in unit. The balcony doors are glass sliding doors.

The specialty about this unit is that even if it’s fully fitted, a resident shall make a request to the project owner to arrange for the interior design as illustrated in this snapshot at the cost of THB7,000/sqm.
There is the door around the corner of the living room to access the kitchen, and another door in the kitchen to the outdoor balcony..
The kitchen is equipped with the cabinets containing prywood doors and drawers and artificial stone countertop.
The kitchen is tiled with crème gloss tiles while the living room is floored with 4mm laminate wood.
The balcony has a height of 2.8 metres from its floor to the ceiling. A lighting and outlet are together with the balcony, wall-fitted.
The bedroom has a total space of 32 square metres all in white fitted with Mitsubishi air conditioner.
The bathroom room is located near the head of the bed, sided by a dressing table. In actual layout, there is none of any bedside table.
The bathroom can be bi-directly accessed from the living room and bedroom. It’s fitted with all sanitary from Cotto.
The wet zone is separated by a partition. Inside of it there are shower rain, water warmer, drainage and shower head.
Location
Metro Luxe Rama 4 is situated on Soi Sataranaprayot (Soi Ban Kluay Tai), 450 metre from Rama 4 road. It’s surrounded by schools, university and public transit, and accessible via BTS and on-off ramp of At Narong 2 (Port) expressway. The condo unit of Metro Luxe Rama 4 can be easily rented out luckily thanks to being close to the university, a tremendous supply of mass students who need apartment/condo unit for rent to stay throughout their entire course requirements.
It’s not hard finding a place to buy and eat good food. The food stalls and similar shops are open from day into the night to cater to the students of Bangkok University at all. A market called At Narong Night Bazar is coming soon and will hold over 300 restaurants open till 11:00PM every day except Wednesday on which all shops are closed. In addition, amenities such as hypermarkets Tesco Lotus Rama 4 and Big C Extra Rama 4 are just the opposite of the condo on the other side of Rama 4 road with everything they want to buy.

Getting There
Drive along Rama 4 road passing through Kluaynamthai intersection. By the time reaching Soi Baan Kluay Tai, take the left onto it. Go down the street approximately 450 metres and the sales gallery can be found.
If coming here by BTS, get off at BTS Ekkamai and then take motorcycle/taxi at Soi Sukhumvit 42 to get to the sales gallery.
Drive through the Kluay Nam Tai intersection and continue along the road until reaching Soi Baan Kluay Tai (Soi Bangkok University) on the left, then take the left onto it.

–The Room Rama 4 consists of one building of 35 storey setting out 286 residential units with layouts including 1-2 bedroom ranging from 43 – 85 sqm in size. The Land & Houses is a developer who raised this project. The starting price was 6.99MB/unit or THB 130,000/sqm on average.
Summary
Metro Luxe Rama 4 was 70% sold out as the concrete result of being located by Bangkok University where mass students crawl in heading for their classes, and all around by absolute resources for residents’ basic needs, including At Narong Night Bazaar, Tesco Lotus, Big C, among others. Those buyers rent out their purchased units to the students who are in search of lodgings for their whole undergrad years. The condo is only 8-storey high but that should benefit the residents who could use this chance to enjoy their privacy at home and cut themselves some slack off the school/work. This condominium is the sanctuary to which any householders can return from tiring days, and from which they can easily get to great conveniences to grab a big bite of delighted food and pick up stuff they need for themselves.
