Q Sukhumvit makes one of the most attractive and elegant condominiums within the zone of Nana as Q House launched it in less than half a year after the launch of its prior project along BTS line. The condo goes by the name of Q SUkhumvit set by the flank of BTS Nana and Sukhumvit 6 alley, spread over 3 rais of land costing approximately at 1.8MB/square wah, amounting to 2.4BB in total worth. Prior to this time, the areas around the street corners of Witthayu road with Ploenchit road during 2009 – 2013 were priced approximately 1.5MB/square wah hitting 48-month high. But those were snapped up by Sansiri who purchased from the house of Suthat Na Ayudhya. On the other hand, Ploenchit on the outbound road by Wave Place building was priced about 2MB/square wah and now there is Noble Ploenchit. There also Park 24 established on the land that was resold to Liptapanlop at a great cost. Due to the rise in land values of the neighbouring areas around Sukhumvit 6 (Nana), the value of Q Sukhumvit will definitely grow by leaps and bounds without a doubt.

Location

Early Sukhumvit is known to be the most preferable location to have a house on because it’s the closest to the central part of the Bangkok that is the most urbanized and prosperous. Chidlom-Phloenchit-Lung Suan strikes anyone as the most desirable and worthiest within the zone, having the old town largely intact where anyone can visit and experience traditional Thai atmosphere. Also there is an exquisite vibrant park with quite large margins taking hold in that area. Now it is hard to find any places in this zone put up for sale because the people tend to keep them to themselves.

The zones of Asok, Phrom Phong, Thong lo and Ekkamai are on their way to Bangkok’s top business centres. Asok is promisingly reaping the paramount importance to the economy with a number of exquisite professional and business towers forming a focal point of business on par with those in Early Sukhumvit. On the other hands, Phrom Phong, Thong lo, and Ekkamai have all been on ongoing evolutions and shown significant development in commercial area that now exquisite and ample malls have been established and hugely popular among Japanese expats.

Q Sukhumvit Map

Map

In comparison between Nana and them, there hasn’t been as many condominiums in Nana as those Early – Middle Sukhumvit for most of the lands were used for commercial, medium-level hotel businesses, restaurants, clubs and bars. Fortunately Q House was able to snap up a few rais of rare quality along BTS Nana to develop Q Sukhumvit.

Nana might not be able to outmatch Chidlom, Ploenchit, Lung Suan or even Phrom Phong but it’s located with the inbound lane straight into town and a public transit. So there are some advantages for Q Sukhumvit to cultivate from.

It’s might be a rough patch for those traveling by car because they cannot make from Siam to Ploenchit, not until they get onto Soi nana and find a way to turn around.

Getting There

  1. Drive along Sukhumvit road from Asok Intersection towards Sukhumvit 6 alley.
  2. Take BTS and depart at Nana station.

Lifestyle Amenities in Nana zone (Sukhumvit 6)

Nana zone consists of many entertainment streets comprehending numerous nightlife clubs and bars, restaurants, conveniences stores, and such, many of which are open around the clock and constantly visited. Also there is a public transit running through this area, giving easy accesses to the locals to go to other nearby central business districts with ease and visit the enthralling attractions in the distant locations including Central Embassy, Central Chidlom, Central World, Siam Paragon, so on.

For those who do not want to break a sweat going out all the way there, they shall enjoy the luxury at The Em District that are located by the sides of Phrom Phong station with The Emporium and The Em Quartier. Also there are community malls easy to reach in Thong-lo, Rama 4 and Ekkamai, such as K-Village and A Square.

Nearby Convenience: Bumrungrad International Hospital

Expected Returns

Q Sukhumvit is one of the super-luxe condos within the zone of Nana that quite leaps out at anyone. The majority of home buyers prefer keeping them in store over several years before selling them later, to renting out, because it’s more profitable that way. The 2-bedroom unit at this condo might not produce a desirable rate of return over short run but over the long haul it’s most likely to produce great capital gain because each year the land and property price here grows by leaps and bounds.

Super-luxury condominiums launched in 2014-2015 can be divided into 2 zones as follows:

Riverfront condos set along Chao Phraya River, including:

Summary

The selling point takes root in its location adjacent to Soi Sukhumvit 6 and BTS Nana. Additional highlight is the fixed parking lots for each unit. There is quite a good profit-making opportunity to be had from this condo.

The only weakness is the difficulty in getting to the condo by taking the ground road from Siam because it doesn’t directly go to Ploenchit but the path leads onto the expressway. So to go to Ploenchit from there, they must make a longer journey than they would want to. Nevertheless the condo is outstanding in terms of design and space that suits modern lifestyle in comparison to nearby super-luxe condos. Q Sukhumvit is a potential choice of home.
