the bathroom is on the opposite side of the balcony. The wall and flooring are occupied with different shades of grey and sandy-tone tiles

Location
Chewathai Phetkasem 27 is located on Phetkasem Road Soi 27. If you come from the inner-city, cross King Taksin Bridge and drive towards Ratchaphruke Road. You will eventually find a crossroad between Ratchaphruke Road and Kanlapaphruke Road; of course, take the first one. In addition, this junction, in the past, used to be a traffic congestion point. However, recently the government has gentrified this point with new road structure, thus, the traffic nowadays flows much smoother towards the two roads. The reason to mention this point is due to the fact that Ratchaphruke Road is the passage to reach Phetkasem Road, meaning your travelling has been alleviated.
The new road infrastructure help alleviate the traffic jam
The public buses route usually start on Phetkasem Road, heading to Rama III Road, and finish on Charoen Krung Road. In general, there is no public bus on Ratchaphruke Road

Department Store
Seacon Bangkae
Seacon Bangkae was rebranded and renovated from the old deserted Future Park Bangkae. The renovation started promptly as the MRT Blue Line extension was approved to be landed on this area. It is borne in everyone’s mind that wherever the public transit goes, the more developments, residential demand and prosperity that area earns
Positions of the three lifestyle amenities
There are main three shopping complexes in the proximity. First, The Mall Bangkae is the closest one and you can enter this department store from Phetkasem Road. It could perhaps recognised as the landmark of this district; it’s a grand shopping centre full of shopping lists you will ever need and has been operating for several decades. Second, Big C Phetkasem is a smaller-scale shopping complex with several buildings on the landscape. Here you could find a theatre, restaurants, supermarket, street market, book store, Home Pro, etc. Third, Victoria Gardens is the latest lifestyle amenity in this area. It’s a community mall decorated in European style, with a variety of restaurants you could find.
Schools and Hospitals
The closest educational institution is Siam University which is located on the opposite side of the project. An 8-minute drive away is Phayathai Hospital 3, where you have to make two U-Turns to reach. If you drive to King Taksin The Great Monument and proceed towards Memorial Bridge via Prajadhipok Road, there are more number of renowned universities as shown in the picture.
Real Estate Booms on Phetkasem Road (Phasi Charoen District)
Condominiums in the vicinity includes Supalai Park Ratchaphruke-Phetkasem from Supalai Public Company Limited, Bangkok Horizon from Chao Phya Public Company Limited, and The President condominiums from Chaipattana Land Company Limited. Supalai Park Ratchaphruke-Phetkasem is the first one debuted here among all, and situated closest to BTS Bangwa.
Office Buildings
There are upcoming office buildings on Phetkasem 33/5, which indicates a greater number of office workers that will come here along the completion of MRT Blue Line Extension. The area will comprise 3 office buildings and Phetkasem 33/5 is a short walk from Seacon Bangkae.
Commuting Factors
In spite of being situated on Phetkasem Road, Chewathai Phetkasem 27 is considered to be located in the Grid Road System, or the place of well connectivity. Nearby the project are Ratchaphruke and Kanlapaphruke roads, where the first one can take you further to Borommaratchachonnani Road or access to Sathorn CBD via King Taksin Bridge; the latter one can lead you to exit on Kanchanaphisek Road and you can proceed further to Rama II District. Besides, you can also reach Puttamontol roads (Sai1-Sai4) via Phetkasem Road; most suburbanites will be familiar with these roads.
Chewathai Phetkasem 27, located near Phetkasem 27 Alley, can be reached by Ratchaphruke Road. If you come from Borommaratchachonnani Road side, drive straight all the way and follow the sign Phetkasem Road (to Bangkhae), you will turn right into Phetkasem Road and the project will be a short drive away on the left. If you come from the other side (from King Taksin Bridge), also follow Phetkasem sign, you will be driving on the leftmost lane on Ratchaphruke and eventually descend on Phetkasem Road and the project will be a short drive away on the left. In addition, Phetkasem Road may be an over-dense thouroughfare at the moment due to the ongoing construction of MRT Blue Line, which will be completed in 2018 and officially operate in 2019.
When the MRT Blue Line Extension is completed, Bang Wa Station of BTS Green Line will be an interchange station between the two routes. Furthermore, the BTS Green Line is also scheduled to be extended further towards Kanchanaphisek Road. From the project, if you want to reach Kanchanaphisek Road, drive straight on Phetkasem Road and you will find a U-Turn bridge on the left; before you reach the U-Turn Bridge, there’s also the entrance to Kanchanaphisek Road (towards Rama II side) on the left. You will notice The Mall Bangkae on the right around the two mentioned entrances to Kanchanaphisek Road.
If you drive straight all the way, crossing Kanchanaphisek Road, you will be heading towards Nakhon Pathom Province
Getting There
Personal Vehicle
From King Taksin Bridge, you will pass several BTS stations on Ratchaphruke Road. Until you have passed BTS Wutthakat, follow the sign Phetkasem Road. The project will be a short drive away on the left once you have descended on Phetkasem Road.

Lifestyle Amenities
Besides the nearby Seacon Bangkae and other shopping complexes on Phetkasem Road, there are a great number of admirable places on Ratchaphruke and the three recommended ones in this review are Villa De Bear, Jub Pae Chon Kae and The Most Bar & Bistro.
Villa De Bear
A European-designed restarant with handcrafted fusion Thai and Foreign dishes. There’s an iconic bear sculpture in fron the landscape, where many come to take pictures and enjoy savory foods in this little switzerland town
Jub Pae Chon Gae
A new-brand bar which situated close to Villa De Bear, decorated in retro-style and also offers both indoor and outdoor seats. The uniqueness of this place is the inclusion of superhero figures that stand all over the place.
The Most Bar & Bistro
Another great bar-and-restaurant place with the unique design of Italian feel and the inclusion of pond in the seating area just add another dimension to the place. There are famous singers and music bands here once in a while.

Analysis
Returns
By looking at the neighbor condominium, Supalai Park Ratchaphruke – Phetkasem, whose unit price (46 Sq.m. type) has surged by 600,000 baht, from 2.7 to 3.3 million baht in a period of six years. This mean the annual capital gain is at 100,000 baht, equal to 3.7% of the debut starting price in 2010.
The land price appraisals on Phetkasem Road also show an increase, from 110,000 baht/Sq.w. (2012-2015) to 120,000-175,000 baht/Sq.w. (2016-2019). The wide gap of land prices indicates the varied values of land in each area along Phetkasem Road, which is a long highroad. As a matter of fact, land prices around Tha Phra Junction has the strongest growth potential due to the upcoming interchange station of MRT Blue Line. Another potential area is, however, on Ratchaphruke Road around The Mall Tha Phra, as the nearby BTS Talat Phlu will also be an interchange station to the Monorail Grey Line. Whizdom Station Ratchada-Thaphra, a high-rise condominium situated opposite of The Mall Tha Phra, has proved with its rapid starting price surge and the fact of having almost every unit sold out within a few months.
In addition, there are upcoming office buildings on Phetkasem Road. This translates to a greater number of population that can potentially increase residential demand hear. Together with the fact of having Siam University situated on the opposite side, whose students are in the group of prospective customers.
The average yield rate of the project will be around 4-6%, calculated from the advertised properties on company’s website.
