Victory Monument

Victory Monument is nowadays a major public terminal of Bangkok, a roundabout which comprises numerous public bus lines, vans service, and BTS Skytrain. The place is dense with population, street eateries, and traffic on a daily basis. Nevertheless, it is the only location left among other nearby BTS stations, that has some undeveloped lands remains. It is not so surprised that the project was sold out in a short period of time, because this is a strategic position that allows residents to reach many destinations. To demonstrate, one stop down is BTS Phaya Thai which is an interchange point to the Airport Rail Link, a public transit that could take you to Suvarnabhumi Airport within 20-30 minutes. 3 stops down is Siam Station, which is the melting pot of several department stores and street retails. In terms of personal transportation, Sirat Expressway and Don Muang Toll Way are also in the proximity; but if you want to reach Chatuchak Park, driving straight upward on Phahonyothin Road or taking the BTS Skytrain is a better option. Moreover, Rama IX Road is also a short drive away, the future CBD of Bangkok where a great number of mega projects are launched around Rama IX Junction.

Maestro 07 Victory Monument is located on Ratchawithi Road, next to Ratchawithi 7 Alley. The project is 80 metres away from the skywalk that leads to BTS Victory Monument (total distance 300 m.). Ratchawithi 7 Alley is a one-way 400-metre thoroughfare between Ratchawithi Road and Rang Nam Alley. If you exit on Ratchawithi Road, Center One Shopping Plaza is located on the left, a 75-metre walk away. However, if you exit on Rang Nam Alley, only possible through walk, you will find a lot of street eateries, as well as King Power Complex on the opposite side and Century Movie Plaza that situates 100-metre away to the right. The surroundings also comprises Rajavithi Hospital, Santiphap Park, and SCB Bank.

From Sathorn Road, go straight and turn left into Rama IV Road. Keep right and proceed for a short distance, turn right into Ratchadamri Road. Go straight all the way up passing three main junctions until you find Ratchawithi Road, then turn left. Keep left and go straight for a short distance, the project will be on your left near Ratchawithi 7 Alley

 

From Lat Phrao Road 

From Lat Phrao Road, take Pahonyothin Road and go straight all the way down to the Victory Monument. Drive half-round at the Victory Monument and proceed to Phayathai Road on the opposite side. Keep left and turn left into Rang Nam Alley after you have passed BTS Victory Monument. Drive straight for a short distance and turn left at the second junction which is Ratchawithi 7 Alley. Drive straight all the way towards Ratchawithi Road, you will find the project on the right at the end of alley (The project has two entrances, on Ratchawithi Road and in Ratchawithi 7 Alley)

The average rent price you will earn here is at least 15,000 baht per month for the smallest unit. The project is located in a high-residential-demand hub, resulted in having all units sold out at the time of writing. It will be a worthwhile choice to buy a unit from an owner who wants to resale, as the unit price and land value surge annually, and there’s rarely any residential unit left in the proximity of the Victory Monument. The starting price at 3.8 million baht for a 27 Sq.m. unit could seem a little too pricey, but the number will make more sense if you consider the nearby BTS Skytrain and convenience of the surrounding amenities such as schools, hospital, banks and eatery.

Though Maestro 07 Victory Monument is a small-landscape low-rise project, the facilities provided are still plentitude, especially on the rooftop where you can find unwinding greenish area of jogging track, BBQ Pit, yoga space, vantage points to spot the cityscape, etc. There are 1-2 bedroom with the sizes ranging from 27 to 68 square metre. While all units are sold out at the time of writing, there are still chances of resales in the future, as a large portion of units’ owners at the moment are presumedly investors. The sooner unit’s acquirement, the greater unit’s price leap you can have, as the number of property around the Victory Monument is quite scarce, contrast to the high residential demand in this high-populated area. Nevertheless, the project is still practical for the living-purpose deal, especially those who can exploit the benefits of this transportation-hub enclave.
