Project Details
Unlike stereotyped townhouse projects which have its houses lined adjacent to each other in a cluster, Casacity Kingkaew – Suvarnabhumi’s townhouses give additional space to the side, allowing a little room between the houses. Only one side of the house is adjoined to the another; though the side garden is not too large, it gives a different feeling compared to having none and gets cramped by having two houses flanking on both sides. The project is located 450 metres from the main road, a fair distance to have a low level of noise polition. Geographically, the project is located close to Suvarnabhumi Airport, the houses are constructed with gypsum material which help insulate heat transmission and outdoor noise.
Q District takes an area over 18 rai comprising 2 townhome projects: Casacity Kingkaew – Suvarnabhumi and Gusto Kingkaew – Suvarnabhumi.
Casacity Kingkaew – Suvarnabhumi’s main entrance is on the left, while on the right is Gusto Kingkaew – Suvarnabhumi’s.
North: Some factories and 2-storey single houses
South: 3-storey townhouses of the project Town Plus Suvarnabhumi
East: CH. Vatanayont company
West: Undeveloped land
Facilities
Each project in the Q District has its own clubhouse comprising of a swimming pool with kids pool, fitness, lounge, and seating area beside the swimming pool. The project also has a recreational garden in the landscape for residents to stroll casually under the shady trees before the sunset or jogging to get yourself refreshed before heading to work before the sunrise.
Show House Review
Specifications:

Ceiling Height: 3 metres
Door: Tinted-glass sliding door framed with white aluminum
Bathroom Sanitary: American Standard
The house sits on 28.8 square wah land, and built with Stay Cool innovation: heat insulators incorporated under the roof and well-ventilated ceiling which lowers dampness and house temperature.
The house’s gate is a push-in type, not a sliding one which can cause an off-the-rail slide once in a while.
The first zone is the living room where a fair-sized sofa can be placed in. A corner unit will have windows on the side as shown in the picture.
In the actual house, without the partition at the TV shelf area, the wall is recessed as shown in the picture.
Next to the living room is a multipurpose room on the left, while on the right placed a set of dining table for 4 people.
The multipurpose room on the first floor can be designed as a working room, am entertainment room, or a bedroom for elderly member.
The laundry area at the back zone in the house is designed to be a kitchen. You can have a built-in kitchen set here.
A set of desk and chairs can be placed in the backyard.
There’s a mini mezzanine on the second floor where you can use it as a meditation area or a study area. The skylight up there help brighten the area.
The bathroom on the second floor comes with a little additional space, but the shower area still doesn’t have a partition.
The master bedroom is commodious as if the one found in a single house. A king-sized bed fits here suitably.
The second bedroom is suitable for either a queen-sized of king-sized bed. The space here is not confined.
The end of bed is a stretch of wooden built-in shelf, with a storage.
A moderate-sized wardrobe can be built-in in this room, back against the wall in this position to allow space for opening the door.
Location
Since the arrival of Suvarnabhumi Airport, the area around Bang Na, King Kaew, and Lat Krabang has grown significantly. A number of housing projects, community malls, and department stores have been increasing, from the developers who saw the potential of this zone. Over a decade ago, land plots in this area were priced at THB 7,700 – 47,000/Sq.w., whereas now the price has surged by over 50% of that price. Through time, the infrastructure has also been enhancing. There were new roads built connecting to Sukhumvit 77 (On Nut Road), Bang Na-Trat Road, Srinakarin Road, and Bang Na -Chonburi Expressway. Moreover, there’s an ongoing high-speed train project of the government, to deliver passengers to the eastern region in a timely fashion, mainly aimed to accommodate tourists at Suvarnabhumi Airport to get there with convenience. There’s also a new mass transit line project (Dark Green Line) scheduled to come operate in 2022, with a route that will connects this zone to the inner-city area. All of these advancements are prompting residential demand to grow in this zone; meanwhile, the property prices here are still much more affordable compared to other zones.
Project’s location
The project is located by King Kaew Road with a huge noticeable Q District sign. The location offers a strong routes network where you can reach Bang Na-Trat Road, Lat Krabang Road, Thepharak Road, and the expressway. King Kaew Road has several large-scale gas stations on the sides of the road, where you could find a coffee shop and a convenience store in there. In the proximity, you could also find some fresh-foods markets, Tesco Lotus, and a notable shopping complex Mega Bangna. Though the project is considered to be situated in a suburban area, the place offers ample food supplies as well as daily products needed for the well-being life.
King Kaew Road doesn’t have any mass transit line passing by, yet the place has broad accessibilities to other roads by travelling on your personal vehicles. If you need to head to the city area, you can take Airport Rail Link at either Lat Krabang Station (3 kilometres away) or Suvarnabhumi Station (5 kilometres away).
Route 1: Take Airport Rail Link and alight at Lat Krabang Station, then proceed with taxi to the project with around 3-kilometre distance.
Route 2: Take Airport Rail Link and alight at Suvarnabhumi Statiom, then proceed with taxi to the project with around 5-kilometre distance.
Route 1: From Bang Na-Trat Road, drive straight on the road and turn into King Kaew Road when you find the junction. Once on King Kaew Road, proceed straight for around 7 kilometres. Then, you will find King Kaew 37/4 sign on the left. Turn left into the project.
Route 2: From Lat Krabang Road, turn left into King Kaew Road and go straight for about 2.5 kilometres. Then, make a U-Turn and go straight for about 300 metres, the project will be on your left. You will find a Nissan showroom once you’ve made a U-Turn. Notice the Q District sign.
King Kaew Road with cars heading toward Lat Krabang Road. There are many trucks taking this route but King Kaew Road has several lanes to offer a good traffic flow.
There will be several signs on King Kaew Road guiding you to the project, including this huge billboard one on the right in the picture above.
Of all the places, we recommend this trendy-decked out mini café House Café Suvarnabhumi, located in King kaew 39/3, around 500 metres from the project. It’s a little hideaway where you can come read books or meet your friends during free time. If you need shopping, Mega Bangna is on top of the list for it; and at night, the front zone of this shopping venue is filled with many bars to sit and absorb the atmosphere.
Besides the modern-day lifestyle places, there are traditional ones like Buddhist temples located around in the vicinity. King Kaew temple is a prominent one located just 2 kilometre from the project in King Kaew 23. It’s a sacred place ideal for making merits on weekends. Another notable temple is Bang Phli temple where a prolonged ritual ‘Rub Bua’ is held after the end of the Buddist Lent Day. During weekends, there are foods and goods sales at the temple, and the recommended purchase is Pla Salid, a fish with salty taste favourited among locals.

Analysis
Since Suvarnabhumi Airport’s establishment, massive workforce has been drawn in this area, and, therefore, created a greater residential demand, as well as real estate investment. Though not as flourishing as real estate investment in the central city, there are some residential demand in this area, from consumers who are searching for houses either by purchase or rent. The supplies are in a fair amount, from the people who look to sell, in addition. If you look out to investment through renting out a unit, a 2-storey townhouse with a usable area within 140 square metre would give a return around THB 15,000 – 20,000 per month.
