Revealed: Thailand's priciest land

Thailand’s most expensive land is located around Siam Square in the centre of Bangkok, according to a new report from Thailand’s Real Estate Information Center and the Agency for Real Estate Affairs.

The pricey pocket of land includes Siam Discovery, MBK (pictured) and the Siam Paragon shopping centres, and extends as far as the Chitlom and Ploenchit BTS skytrain stations.

The next most expensive land is around Silom whilst Yarowarat in Chinatown was revealed as being the third most expensive.

Comparatively, land prices in Siam Square are expected to rise to THB1.7 million per square wah (THB425,000 psm) by the end of the year, making it Thailand’s most expensive area for eight consecutive year.

This surpasses Silom’s THB1.35 million per square wah (THB337,500 psm) and Yaowarat Road’s THB1.05 million per square wah or THB262,500 psm.

Phuket’s most expensive land is located at Patong beachfront, while land parcels in Phuket Town cost 7 percent less, according to data from the Land Office.

Based on the agency’s land value summary for 2012-2016, land parcels along Taweewong Road in Patong (beach road) cost between THB70,500 and THB150,000 per square wah, or THB17,625 to THB37,500 per sqm.

Phuket’s second most expensive land are situated along Rassada road, followed by those at Phang Nga, Yaowarat and Ranong roads. Land parcels along these roads are priced from between THB60,000 to THB140,000 per square wah or THB15,000 to THB35,000 per sqm.

Although these prices do not necessarily indicate actual market prices they are used by Phuket’s Land Registration Office and Treasury Department for tax purposes.
