Khao Yai sees high demand

Property developer Sansiri has revealed it is experiencing impressive demand for its residential properties and hotel rooms in Khao Yai – with 23 Degree Condo (pictured) having achieved more than 90 percent sales.

The also company there is currently only one 23 Degree Villa unit available, while Escape Khao Yai, from the Sansiri Hotel Collection, is enjoying a 100 percent occupancy rates throughout the peak period.

It is confident that real estate properties in Khao Yai will continue to be highly popular, and this is especially true for condominium developments. The reason is because demand for second homes in this tranquil ozone-rich area remains high, while the supply is limited by legal measures that control construction of major real estate projects and making suitable land plots difficult to acquire.

A spokesman for the company said: “Real estate developments in Khao Yai have a great potential to grow, especially in the condominium segment, because more and more customers are demanding high-quality vacation homes in this prized neighbourhood.

“However, the supply is limited due to several legal measures which strictly control the construction of major new real estate projects. This is evident in the fact that, in 2013, there were a total of nine new real estate projects launched in this area, while in the first half of 2014, there were only two.”

New real estate projects are being built in three major roads that lead to Khao Yai. Thanaratch Road has eight projects; Phansuk-Kut Khla Road has seven projects; and Wang Nam Khieo Road has four projects.

In terms of land prices, Thanaratch Road also tops the list with the price of THB86,000 per sqm. It is followed by Phansuk-Kut Khla Road at THB75,000 per sqm, and Wang Nam Khieo Road at THB71,000 per sqm, according to Sansiri’s research.

Condominium projects are selling well in virtually all zones surrounding Khao Yai, except Muaklek-Pak Chong where there is currently no condominium project available.

The most popular unit types are the ones in the THB60,000 to THB99,000 per sqm price range. According to Sansiri a one-bedroom unit usually has a dwelling area of between 50 and 75 sqm,  and a two-bedroom unit has between 75 sqm and 100 sqm.

“Sansiri has been developing a project in Khao Yai called the 23 Degree Estate, which is located on Phansuk-Kut Khla Road.

This estate comprises a total of four different projects; 23 Degree Condo, 23 Degree Villa, The Valley and Escape Khao Yai, Sansiri Hotel Collection – all of which have received a very warm welcome from customers.

23 Degree Condo is a hillside condominium project situated on a 12-rai land plot. Developed under the concept of “A place where living is relaxing”, the project comprises a total of seven, 4-storey residential buildings all fully equipped with an array of first-class facilities.

All 161 units at 23 Degree Condo have been designed, the company said, to coexist harmoniously with the surrounding ozone-charged greenery and the embrace of nature.
