Here are three neighborhoods outside of Bangkok’s CBD districts that have the most potential.
Rama IV
If Sukhumvit Road is the heartbeat of Bangkok, than Rama IV Road is the city’s spine. It’s connected to two major business areas, Sathorn and Asoke, and also close to three of Bangkok’s largest public green spaces, Lumpini Park, a large public park in Bangkok’s CBD with running trails, space for cycling and a lake, Benjakitti Park and Tobacco Park. It’s also a short distance from Terminal 21, Central Embassy and EmQuatier, some of the most impressive shopping malls in Thailand, while a number of smaller community shopping centers like K Village can also be found along Rama IV.
Rama IV has seen significant investment in the past year highlighting how major firms view this area as one of the up-and-coming destinations in Bangkok. CPN, the company behind Central Department Stores, is partnering with Dusit Thani on a major mixed-use development on Rama IV while Thai Beverage subsidiaries are investing THB 10 billion on real estate projects in the area.
Ekamai/Thonglor
The Ekamai/Thonglor area has long been popular with the expat community with Plus Property research showing foreigners account for nearly 70 percent of all condo unit rentals here. Prices for condo units have also risen with some developments now asking for as much as THB 250,000 per square meter, a price rivaling some CBD locations. In fact, the average condominium price in this neighborhood has jumped 13 percent per year in the last 13 years.
Several projects launched in the Ekamai/Thonglor area during the past 12 months have reported strong pre-sales while the resale price of popular condominiums has increased by as much as 80 percent. The reasons for these across the board increases are a lack of new developments in the area that is known to be home of some of the city’s best restaurants, bars and cafes.
Victory Monument
Victory Monument is one of the many areas set to benefit from the opening of the Orange Line in 2024. The BTS Green Line already serves the neighborhood, but the Orange Line will run through the area as it winds its way from the Thailand Cultural Centre to the suburb of Min Buri. Locations around Victory Monument, such as Rangnam Road, are already in great demand since they will have multiple public transportation connections along with several main roads nearby. Ratchaprapop Road and Playa Thai Road are two main thoroughfares connecting to both major expressways and the CBD.
There is a limited supply of new condominiums around Victory Monument despite what appears to be significant demand for them. Other condominium projects in the neighborhood are reporting equally as brisk sales.
