Despite global economic uncertainties, Thailand’s commercial real estate sector remains resilient, as evidenced by the robust development of state-of-the-art commercial properties across Bangkok and its outskirts in recent years.

A driving trend is the integration of eco-friendly features and wellness-focused amenities, a response to the growing demand for sustainable and health-conscious work environments. According to JLL Thailand, there has been a notable increase in green commercial buildings, with developers prioritising energy efficiency and environmental impact in their projects.

AIA East Gateway and KingBridge Tower, both recognised at the PropertyGuru Thailand Property Awards 2023, are prime examples of this shift towards sustainable design and well-being. The EmSphere Shopping Complex, blending luxury retail with eco-conscious technologies, and Salaya One, a mixed-use development catering to a diverse demographic, further underline the market’s dynamic evolution.

The country’s commercial real estate market is not just surviving; it’s thriving, innovating, and setting new benchmarks in sustainability and architectural excellence.

1. AIA East Gateway by AIA Company Limited

AIA East Gateway reimagines the concept of office towers in Bangkok’s Bangna district, a key gateway to Thailand’s Eastern Economic Corridor.

Completed in January 2023 and spanning 16,000 square metres, with a gross floor area of 136,000 square metres, this development stands out with its flood-control water garden and energy-efficient sun-shading fins, plus fitness-forward amenities like running tracks and swimming pools. Designed to promote active, healthy lifestyles and community engagement, the project successfully incorporates lush greenery and spacious communal areas.

The developer’s approach led to recognition at the PropertyGuru Thailand Property Awards 2023, earning accolades including Best Well-Being Office Development and Special Recognition in ESG.

2. KingBridge Tower by KingBridge Tower Company Limited (Saha Pathana Inter-Holding Public Company Limited)

KingBridge Tower stands as a landmark development in Bangkok’s upscale Yannawa district. This office tower, designed by Architect 49 Co.Ltd., covers an area of 10,198 square metres, with a gross floor area of 85,500 square metres.

Scheduled for completion by December 2024, KingBridge Tower is distinguished by its sustainable design and innovative features, earning it the Best Office Development and Best Sustainable Development awards at the PropertyGuru Thailand Property Awards 2023.

The development also incorporates advanced energy-saving systems, solar cells on the podium rooftop, and a focus on environmentally friendly materials, representing a significant step in sustainable commercial architecture​​.

3. The EmSphere Shopping Complex by The EM District Co., Ltd.

The EmSphere Shopping Complex is the latest luxury addition to Bangkok’s ever-burgeoning high-end retail scene. Spanning 200,000 square feet in Bangkok’s Phrom Phrong district, EmSphere combines industrial chic with lifestyle and entertainment amenities.

These include boutique and high-end brands, including IKEA, Chanel, Louis Vuitton, Gucci, and many more, alongside affordable fashion options like Zara and H&M. The latest addition to the shopping district dubbed EmDistrict also supports emerging fashion talents, as well as boasting a multiplex cinema and kid-friendly areas.

EmSphere’s dedication to environmental sustainability, meanwhile, shines through its energy-efficient technologies and optimised ventilation systems. This blend of luxury, accessibility, and eco-consciousness led to its recognition as the Best Retail Development, and The EM District Co., Ltd. bagging Best Retail Developer at the 2023 PropertyGuru Thailand Property Awards.

4. Salaya One by Menam Development Co., Ltd

Salaya One by Menam Development is tailored for the diverse community of Nakhon Pathom, especially the booming student population. This green, mixed-use project within easy reach of Mahidol University features condominiums, a hotel, a female dormitory, and a mall.

It is designed to offer a wide range of amenities, including an infinity pool, expansive co-living spaces, a coworking dome, and retail options. Eco-friendly elements like EV charging stations highlight its sustainable focus.

Set for completion in January 2023, it earned the Best Boutique Mixed Use Development trophy at last year’s PropertyGuru Thailand Property Awards for its comprehensive approach to contemporary, eco-conscious living.
