Starting this week, agent partners can active LiveTour in 2 simple steps.

Step 1: Go to My Listings on AgentNet web, you’ll notice “Is this listing available for ‘LiveTour? Yes I No” displayed on each listing.

Step 2: Click on your preferred option to update LiveTour feature. 

Alternatively, you can update and/or change your pre-selected LiveTour option when you edit your listing. Select your preferred option on the “Available For LiveTour” field as below.

To update LiveTour feature for the first-time, “Available For LiveTour” field will appear at the top.

To change pre-selected LiveTour option, “Available For LiveTour” field will be displayed below Description field.

Good news is, they are now back in the market! With property searches increasing by 55% from March to May 2020, a good way to understand your property seekers is seeing how they behave on property portals.  

Here’s a look at your property seekers’ searches on DDproperty during the COVID-19 period:

In March 2020, the sudden surge of new COVID-19 cases resulted in business activities coming to a standstill, as the Thai government announced the closure of shopping malls, markets and public areas in Bangkok. This led to a relatively sharp decline in searches and we highly attribute this to Thais trying to get used to this ‘new normal’.

However searches gradually started picking up from 30 March 2020 onwards and there was a spike on 27 April 2020 just before the Thai government announced the easing of 1st phase COVID-19 restrictions. Since then, searches seem to be back on track– and even higher than they were before Emergency Decree.

We have learnt that people are still actively searching for their dream homes despite the pandemic situation.

Now the question is, how have property prices been affected by COVID-19 and where are the opportunities for agents to close deals?

What is the short-term effect of COVID-19?

Our DDproperty Thailand Property Market Index Q2 2020 Report reveals that asking prices of properties nationwide have been on a downward trend since Q1 2019.

This dip relates mostly to condominiums and townhouses. On the other hand, single-detached houses are the only type of residential property enjoying higher prices because they are targeted to meet real demand.

Where are the opportunities to focus on post COVID-19?

If you’re wondering which areas and property types will fare better despite the pandemic, you’ve come to the right place!

DDproperty Thailand Property Market Index report stated that over the last two years properties priced between THB8-15 million have experienced a 5% price increase with those priced over THB15 million enjoying a healthy 15% upwards trajectory.

Single-detached houses enjoyed a 2% increase from the previous quarter adding to its 9% rise over the last two years, which is fuelled by being targeted towards buyers intending to stay rather than investors.

The chart below shows an Overview of Price Index between Q4 2016 and Q1 2020.

According to DDproperty Thailand Property Market Index Q2 2020 Report, top 3 districts experiencing asking price growth are Pom Prap Sattru Phai district (+23% from previous quarter), Din Daeng and Chatuchak district (+8% from previous quarter for both).

Bangkok remains the undisputed champion city for property sales, however Chanthaburi and Chiang Mai are two top tourist cities with 15% and 6% increase in price index growth respectively from the last quarter. These two cities are known for their primed locations with major projects and infrastructure developments built to attract investors.

In terms of supply, Wattana district continued to retain the latest condominium supply, accounting for 20% of all supply, while the majority of single-detached house supply was in Prawet district accounting for 9% of all Bangkok single-detached houses with 56% being in Prawet sub-district.

Based on DDpropety data as at 25^th May 2020, the number of leads in Bangkok also increased by 16.9% for sales property listings while rent listings also grew by 12.4%, as compared to April, suggesting that property seekers’ activities are gradually recovering.

Opportunities for Agents 

This year’s positive factors such as low-interest rates allowing consumers with home loans to refinance and reduce home loan instalments, the postponement of land payment taxes to August 2020, and the adjustment of taxes for renters to pay equally to residential properties, will motivate buyers and investments.

As the market is expected to regain its activities progressively, now is a great time to build pipelines for your real estate business. Here’s how:

COVID-19 has brought new realities to our lives, that just a few months ago, seemed unimaginable. Stay-at-home orders are keeping many people close to home, and social distancing is now widely accepted as the new norm.

In the midst of this, we are also discovering new ways to get things done while working at home. While the world becomes increasingly digital, even more so in this current situation, you can check out these 3 useful online marketing tools that are available to you in this day and time, so you can bring your leads closer to you. In our previous article, we also shared Helpful Tips to Close Deals during Emergency Decree to prepare you for a strong bounce back when COVID-19 eases.

1. Keyword Research Tools

In this digital age, where information is readily available at the click of a mouse, property seekers are using search engines more than ever to search for their next home. If you want to increase leads and sell more properties, you will need to – literally – pop up in front of a property seeker’s face at the same moment they’re searching for them. It’s doable, and here’s how you can do it with SEO (Search Engine Optimization) and SEM (Search Engine Marketing) to build your online presence and channel prospects from the search engine to your website.

What does SEO and SEM refer to?

Search Engine Optimization (SEO) helps to improve a website’s visibility in organic search engine results. When you use SEO, you are actively working to improve your website, so it appears towards the top of organic search engine results.  It is a reliable and affordable way to generate more clicks to your website since no payment is required.

Search Engine Marketing (SEM) is also commonly referred to as Paid Search advertising. Paid search ads are displayed above organic search engine results and they come with a small “Ad” text placed in front of the ad.

Using complex algorithms, Google ranks pages in its index that it believes are best suited to provide users with the information that they seek based on the queries that are searched. To rank your ad on the top of a Google search result page, you need to create educational and engaging content revolving around users’ searches – also known as keywords.

The keywords refer to the terms that users search on the search engine. Different keywords will have different search volume than others. You may use KWFinder or Google Keyword Planner to help you find the right keyword to use on your listing description and agent profile.

Once you have applied the right keyword, it will bring more leads to you.

2. Google Trends

This is another great tool to check out and get popular keywords and trends that relate to your objectives. And this is free and easy to use!

Google Trends is a website by Google that analyses the popularity of top search queries in Google Search across various regions and languages within Google Search, Google News, Google Images, Google Shopping and YouTube. This tool can compare search queries to explain a trend of property seeker behaviour in a specific period. For example, when you compare the search volume of “Condo for Rent” and “Condo for Sale” in the past 3 months, you can then focus on the one that generates a higher search volume to get in sales leads.

Google Trends also provides geographical information about search engine users by showing you related search terms and how interest varies by subregion. This information can help you post effective property listings to target the right audience and at the right place. Whereas a certain listing might not be popular in one area, it could be heavily trending in another.

3. Boost Feature

Now that we have talked about SEO and SEM, it’s also important for you to ensure your listings rank highly within the first page on DDproperty search results so you can outrank and outshine your competitors and bring greater exposure and potential leads to your business.

In this current climate, businesses are greatly affected due to social distancing and lockdown measures aimed at curbing the spread of COVID-19. However, in these challenging times, there is always a silver lining.

At times like this, we come in to offer tips to help property agents close deals successfully.

1. Increase Your Online Presence

There are a few ways to increase your presence online and be exposed to as many property seekers.

One way is through video marketing. It is a game changer to help agents stand out from the competition and attract property seekers. The way a property is presented sets the first impression, since people are generally attracted to well-composed, professional-looking photos and videos.

Also, do ensure you provide detailed and accurate description of your listing so it reflects the current condition of the property. It will also increase the chances of property seekers calling upon you.

Lastly, always make your customers feel that you’re available for them. Respond promptly to each enquiry wherever you are, and whenever you can.

2. Know Your Customers

From responding to property seekers’ enquiries, you should be able to identify specific concerns that arise from a property or area. Get as much information about your customers, such as their reason for a new property, no. of people living in the household, preferred amenities or neighborhood and note them down.

Then, focus on segmenting your customers by geography and demographics, such as budget and family size. Select your target audience from within this segmentation, such as first-time home buyers or existing homeowners looking to sell, and create a list of hot prospects, against those who have little or no intention to be your customer, so you can prioritize your time and attention.

If a hot prospect is hesitant in making decisions, be their problem solver. Understand their concerns and clarify them as much as possible. You can also propose a few similar properties that would serve their needs.

Knowing your customers would enable you to invest time and effort to seek out and represent properties that are in demand.

3. Categorize Your Listings

Sorting out your listings would enable you to match suitable properties to potential buyers more effectively. You can classify your listings into 3 broad categories:

Properties that are in High Demand but Low in Supply

This refers to properties which are highly sought after but are usually limited in supply. Owner has very strong intention to sell/rent out the property. The property is in an excellent condition, situated in a prime location and reasonably priced within or below market rate.

Properties that are Easy to Sell/Rent

In this category, owner has keen intention to sell/rent out the property. The property is in a good condition, although location may be less ideal. The price is also reasonable within market rate.

Properties that are Difficult to Sell/Rent

This is the most unattractive category. Owner lacks the intention to sell/rent out the property. Its location may be inaccessible, and the condition of the property may be old and requires improvements.

Always make sure all your listings are posted online. If you have too many properties under your belt and find it difficult to put them all up, you can consider hiring an office administrator to help you with it.

It’s a backend technological enhancement that captures the digital footprint left by property-seekers on our platform. Then after it does all the backbreaking analysis work for you, it generates the data that matters to you and your listings’ success on DDproperty. 

With the Listing Performance Insights enhancement, you will get to see numbers on Impressions, Views, Phone Reveals and Messages. 

QUICK DEFINITIONS

• Impressions: The number of times your listing was seen through the property-seeker scrolling through search results (this does not mean they clicked on your listing!).
• Views: The number of times property-seekers actually clicked into your listing specifically.
• Phone Reveals: The number of times property-seekers clicked to view your contact number on your listing.
• Messages: The number of messages that have been sent from property-seekers through that listing.

You’ll see the Listing Performance Insights as a footer on each of your active property listings on your AgentNet Listings section.

So what sort of benefits can you expect with this upgrade? 

1. See How Many Eyeballs Saw Your Listing

Through knowing the number of Impressions your listing made, you will know how many property-seekers actually saw your listing. The higher the number of Impressions means:

•       Your listing matches their search keywords
•       Your listing is ranked high enough for them to view

With this statistic, you can make a better decision if you should consider to Boost a particular listing or not. If you feel it already gathers enough eyeballs, then you can save your Ad Credits for listings that need it more!

However if you have a quality listing that you think isn’t getting the exposure it deserves – then you can heavily consider Boosting it to increase the number of Impressions (and therefore potential Views!).

2. Find Out How Attractive Your Listing Is

When you know the number of Views your listing got, you know the number of property-seekers that clicked into your listing among other similar listings.

This means that:

•       Your listing was relevant to their property search
•       Your listing was attractive enough to encourage them to click and find out more.

If your listing has a high number of Impressions, but low number of Views – it could be a sign to start thinking about how to make your cover image more attractive to the property-seeker, or re-evaluate the price of the listing.

3. Know Which Listing Needs Fixing

So your listing is relevant and attractive to property-seekers, but still not converting into leads?

When your listing has a high number of Impressions and Views, but low number of Phone Reveals and Messages – it could mean that the information and images provided on your listing itself needs improving.

All the information you provide on your listing should be helpful and appealing to the property-seeker; encouraging them to contact you directly. Most importantly – you need to write a description that sells!

There are several ways to improve your listings’ content, but first and foremost, you need to know how your listing looks like to property-seekers. Then you can look properly into how to ensure a high listing quality score to stand out amongst your competition!

4. Discover How Your Listing Compares with the Rest

Ever wondered how your listing ranks among the competition?

Since you are targeting the same property-seekers, it’s important that you know where your listing stands and if it’s in urgent need of improvement.

To the extreme right of the Listing Performance Insights, every listing will have its own sparkline. The sparkline basically gives you a visual glimpse into that particular listing’s number of Impressions over the last 30 days – whether it has gone up or down.

And the colour of the sparkline also tells you if you are performing above or below average, compared to similar listings. If the sparkline is green, means that your listing is getting more Impressions than 50% of other similar listings! But if the sparkline is red, means it’s performing poorer than 50% of other similar listings. So corrective action needs to be done ASAP!

It’s super important to get as many Impressions as possible for your listing – because it’s the starting point of the number of property-seekers you can get!

Think of the entire process like a funnel; the more property-seekers that enter the funnel, means more chances you get the contract signed and close the deal!

5. Get Expert Actionable Solutions

Now that we have given you all sorts of diagnosis to your listings – what’s next?

Within our Listing Performance Insights, you’ll see that we also provide actionable tips on how to improve your listing! Our tips are backed by industry best practices and feedback by consumers themselves.

So you can be assured that not only are the tips applicable to your specific listing – it also is relevant to property-seekers (your customers).

On the extreme right of your Listing Performance Insights is a light bulb! Think of it as a little advisor to each of your listings – once you see a red dot on the light bulb, it means there’s feedback to be shared.

Optimising your Ad Credit spend is all part of being a successful property agent in this digital era, and it’s especially important during this challenging period.  

Today, as continuation of our GuruCares Initiative for Agents, we’re sharing some tips on knowing when to spend your Ad Credits and on what you can spend them on!  

Know When People are Online 

When property seekers are online, that’s when you want your listings to rank on top! So this is when you can invest your Ad Credits to Boost your listings.

Let’s take a look at residential listings – which day of the week do they get the highest number of visits?

From research done over the past 3 months, we’ve found that Monday is the clear winner when it comes to property seeker visits! Tuesday is then followed by Thursday and Wednesday. Interestingly, Saturday seems to be the day when residential property seekers are least active.  

Now the next question would be – what time of the day are residential property seekers most active?  

Based on the same research, we’ve found that property seekers have the highest activity between 12PM to 3PM (probably doing some home searching during lunchtime) and they slowly start to taper off during the day. 8PM to 11PM could also be another good time to look at, as property seekers may be surfing for homes just before bedtime.  

If you’d like to ensure that your listings are reposted at strategic dates and times, don’t forget you can always schedule an Auto-Boost!

With this handy function, your listing is auto-renewed every 7 days until you disabled it. The Ad Credits amount required to re-Boost your listing will be deducted every 7 days too.

New Package Entitlement: Ad Credits

Moving forward, our suite of agent packages will be bundled with Ad Credits. This DDproperty’s virtual currency allows you to use our new feature Boost easily! Boost is a self-served feature via AgentNet (web), where you can promote your preferred listings at your convenience. 

Boost will be officially launched next week, so watch this space for updates.

For our existing Beginner, Pro and Superstar subscribers, free Ad Credits will be issued to you on 1 Nov’19. This allows you to use Boost readily too! You can find out your entitled Ad Credits amount from AgentNet homepage.

Aside from being bundled with package, Ad Credits are available for ala-carte purchase in bundles of 500. 

Other Package Entitlement Changes

These are the other package entitlement changes that are applicable to new subscribers or at your subscription renewal, from 1 Nov’19 onwards:

• Exclusive Listings

Our most popular premium feature that guarantees the top spots on search results will not be available as an entitlement in all the packages. Should you be interested to buy Exclusive Listing slots, you may still do so through your Account Managers.

For our existing subscribers who have yet to utilise their Exclusive Listings entitlements, you can still use them after 1 Nov’19, as long as it is before your subscription expiry date.

• Personal Website

Beginner agent package will not have Personal Website with this revision; while Pro and Superstar packages are not affected.

For our existing Beginner subscribers, your access to your Personal Website continues after 1 Nov’19, until your current subscription expiry date. To support you during this transition, we have Help Articles on website building for your reference. You can also opt to join our workshop on website building.

• Domain Name

Due to inefficient operational cost, DDproperty will cease domain name management. Therefore, this entitlement will not be available in Superstar package from now on. Existing domain name subscribers will manage their domain name renewal upon its expiry.
