HRH The Sultan of Johor has launched The Astaka@1 Bukit Senyum, which is poised to become the region’s tallest residential tower.
Situated at the junction of Jalan Tebrau and Jalan Lingkaran Dalam, The Astaka@1 Bukit Senyum comprises two condominium towers of 65- and 70-storeys.
These will be are the first phase of the much-awaited 1 Bukit Senyum mixed development project, the first mega project by a 100 percent Bumiputera company in Johor and part of the state government’s privatisation exercise and city redevelopment plan.
With an estimated gross development value of over RM1 billion, The Astaka will be spread across 2.424 acres of freehold land, with gross floor area of 1.803 sq ft.
It will house 438 ultra-luxury suites and penthouse duplexes. Built-up areas for three- to five-bedroom units range from 2,207 sq ft to 5,554 sq ft, while prices start from RM900 psf, or between RM2 million and RM8.45 million per unit.
Residences will have separate Gaggenau dry and wet kitchens, while each bedroom will have an ensuite fully-fitted bathroom with Hansgrohe bathroom fittings as well as built-in cabinets.
Facilities include an infinity pool, children’s play pool, private spa rooms, a fully-fitted gym, yoga and Massage Terrace as well as wine and cigar bar.
The Astaka is strategically located within Iskandar Malaysia’s Flagship A Zone and is near Johor Bahru City Centre and Sultan Iskandar Customs, Immigration & Quarantine (CIQ) Complex. It is also 20 minutes away to the Second Link/Tuas Checkpoint, 25 minutes away to Puteri Harbour and Legoland and 30 minutes away to the Senai International Airport.
“We are targeting a niche segment of the market who feels the available offerings do not meet their needs in terms of size, levels of fittings and location. Furthermore, there are no dedicated bigger units that can provide all their needs under one development being offered in the market presently. We feel The Astaka would be able to fill the gap at the top end,” said YBhg. Dato’ Zamani bin Kasim, Chief Executive Officer of Astaka Padu Sdn Bhd.
Meanwhile, works on the two towers commenced on 31 July 2013, while the entire project is set to be completed in 2017.
