Construction concerns delay transfers

Concerns surrounding the quality of condominium construction in Bangkok following the recent incident involving Sansiri’s Base Sukhumvit 77 project is seeing more buyers opting to delay acceptance of their units.

Sansiri acted quickly to quell a social media story that erupted last week when images of foam and sweet wrappers inside wall cavities were posted on the company’s Facebook page (pictured).

Now, according to media reports, both developers and buyers are spending up to THB5,000 for a pre-transfer check on the construction quality of their units.

"Our number of customers has risen by 15 percent since the Sansiri case," said Nitinai Plodpinyo, Managing Director of Checkcon Professional Inspection speaking to The Nation.

"When faced with issues, most leading property firms are willing to solve the problem before transferring the unit to the customer, and as a result the buyer will delay the transfer process," he added.

Resolving problems that are identified can take up to two months.

Spokespeople for a number of developers including Pruksa Real Estate and AP (Thailand) also noted the new trend of more clients opting for professional checks prior to accepting their properties.
