<p>The Price Index for residences in Bangkok dropped slightly from 2Q18. According to DDproperty Property Index’s latest edition, the Price Index in Bangkok dropped to 212 points in 3Q18 from 215 points in 2Q18, approximately 1% lower.             <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2018/05/64643104_l.jpg" alt="" /><figcaption></figcaption></figure><p>A strong opening for 2018, this growth is on the back of an improving economic outlook and an expected increase in Gross Domestic Product (GDP) this year to 4.2 percent (up 0.3 percent y-o-y), and in part due to the rising cost of developing projects in the popular but densely built-up areas in Bangkok.</p>
<p>Bangkok&#8217;s property market continues to show price growth with an eight-point increase in the DDproperty Property Index from 205 to 213 in the first quarter of 2018. The Index increased by 213 percent in the last three years, fuelled by escalating land prices, which are in turn dictating the type of projects being built. As a result, affordable residential projects are shifting to the city fringe and suburb areas, especially along the mass transit extension lines.</p>

<p>“The sophistication of Bangkok’s property market is more apparent now than ever,” said Mrs. Kamolpat Swaengkit, Country Manager for DDproperty. “As values continue to move upwards, property’s reputation as a valuable investment asset strengthens further. Developers are therefore taking note and it is no wonder that the year has welcomed joint ventures between local and foreign developers eyeing potential across the city. They have become a lot more selective on the kinds of projects they work on, with the focus on building the ‘right’ property for the location and ensuring it is suited to its target audience. We have seen a real shift in the market with this renewed attention to detail.”</p>
<h3><span style="color: #ff0000"><strong>Chatuchak, The Top District For The Price Increase</strong> </span></h3>
<p>The market has also been shaped by several external factors, with infrastructure being one of the most important and the ongoing development of the country’s public transportation networks pivotal to future values.</p>
<p>“The government continues to inject investment into mass transit networks, opening up new corners of Bangkok and even further afield. I am sure we will continue to see a flurry of activity along these routes as investors plan to cash into the capital appreciation brought about by infrastructure growth. Nowhere is this more apparent than <a href="https://www.ddproperty.com/en/bangkok/chatuchak" target="_blank" rel="noopener noreferrer">Chatuchak</a>, a district that continues to lead the pack. Here our Index shows growth of 10 percent since the last quarter of 2017, and an eye-watering 80 percent over the last three years. The extension of the BTS Green Line is the primary catalyst for such rapid price appreciation,” Mrs. Kamolpat explained.</p>
<p>Neighbouring Din Daeng, is also one to watch showing an impressive price increase of 39 percent over one year.</p>

<h3><strong><span style="color: #ff0000">Condominiums Generated The Highest Volume Of Supply In Bangkok</span></strong></h3>
<p>Supply has ramped up a few notches too. The DDproperty Property Index saw an 11 percent increase in the first quarter of 2018. Developers announced new project plans at the beginning of the year with condominiums making up 89 percent of this supply. This property class has become popular among developers due to better profit opportunities, as multiple units can be packed into one plot of land unlike landed houses.</p>
<p><a href="https://www.ddproperty.com/en/condo-for-sale/in-watthana-th1039" target="_blank" rel="noopener noreferrer">Watthana </a>remained the district with the highest supply volume for condos, accounting for 23 percent of all condo supply, followed by Klongtoey and Ratchathewi.</p>
<p>Meanwhile, Lat Prao and Prawet had the highest supply of townhouses and single-detached houses respectively in the first quarter of 2018.</p>
<p>“At the moment, buyers have considerable choice. Developers are trying to entice them to dig into their pockets by offering attractive promotions on their properties, which keeps the market moving forward. Coupled with the existing low interest rates and the potential for capital appreciation, we do not think that oversupply will be a concern going forward,” Mrs. Kamolpat concluded.</p>

            <description><![CDATA[The DDproperty Property Index reveals Bangkok’s residential property price trend remains positive. Bangkok’s residential property prices increased throughout 2017 and have risen by over 100 percent since 2015.]]></description>
            <content:encoded><![CDATA[<figure><img src="https://cdn-cms.pgimgs.com/news/2018/02/92142332_XL.jpg" alt="" /><figcaption></figcaption></figure><p>The DDproperty Property Index reveals Bangkok’s residential property price trend remains positive. This is in line with the economic recovery and improved purchasing power in Thailand. Bangkok’s residential property prices increased throughout 2017 and have risen by over 100 percent since 2015.</p>
<p>The quarter-on-quarter (Q-o-Q) growth rate to end the year was slower than in previous quarters as the whole country was still in mourning period.  In the last quarter of 2017 (4Q17), the Price Index climbed up from 199 in the previous quarter to 205, a 3 percent Q-o-Q increase.</p>

<p><span style="color: #ff0000"><strong>Bullish price increase during the last 3 years</strong></span><br /> Since data was first collected in 2015, the Index tracking residential prices has recorded an impressive growth of 105 percent. Looking across different property types, condominium prices (per square metre) remain the highest when compared to landed properties, including single-detached house and townhouse prices. The Index for condominium prices reached 154 in 4Q17, a 54 percent increase from 1Q15. Townhouse prices showed market beating growth in 4Q17, rising 7 percent Q-o-Q and 14 percent Y-o-Y. Examining price segments further, the Index for prices above THB15 million showed the highest growth with a 12 percent increase Y-o-Y and 39 percent growth in the past two years.   </p>
<p><a href="https://www.ddproperty.com/en/property-for-sale?freetext=Chatuchak&amp;market=residential" target="_blank" rel="noopener noreferrer">Chatuchak</a> was the district with the highest growth Q-o-Q at 5 percent. Meanwhile, Bangna surpassed Phra Kanong to record the 2<sup>nd</sup> highest growth in 4Q17 with a 3 percent increase. The Index showed a 75 percent price increase in less than 3 years for Bangna making the area to watch in the long term.</p>
<p>“Overall residential property prices are tentatively set to continue appreciating as progress on mega infrastructure projects continues. Meanwhile, the 20-Year National Strategy (from 2017-2036) is expected to help stimulate residential developments in Bangkok and other cities, especially those in the Eastern Economic Corridor (EEC),” said Kamolpat Swaengkit, Country Manager for DDproperty, Thailand’s No.1 real estate portal and a part of PropertyGuru Group, Asia’s foremost online property company. </p>

<p><span style="color: #ff0000"><strong>Condo supply dominates the market </strong></span><br />The Supply Index showed a 7 percent decline in 4Q17, with the Index falling to 240. Developers moved to reduce supply in the market by using attractive promotions and special offers to stimulate demand.</p>
<p>Condominiums account for the highest volume of supply in Bangkok making up around 88 percent of the overall residential supply in 4Q17. Landed residential properties, such as single-detached houses and townhouses, made up a much smaller proportion of supply in the market. A possible reason for this is that landed property is often purchased for living, rather than for resale or investment.</p>
<p>Wattana was the district with the highest supply volume of condominiums in the last quarter of 2017, while Lat Prao and Khlong Samwa saw more townhouses and single-detached homes enter the market respectively.</p>
<p><span style="color: #ff0000"><strong>No sign of oversupply in 2018 </strong></span><br /> The Index expects to see an increase in supply as a high amount of new inventory from both big and small developers are scheduled to enter the market this year. However, the property market is expected to recover slowly as household purchasing power remains under pressure from high levels of debt. Despite this, residential market oversupply seems unlikely.</p>
<p>“Supply will remain at high levels as many developers have several new projects in their pipeline for 2018 while take-up rates are still low. However, we don’t think this would lead to an oversupply issue as developers are monitoring the situation closely and are ready to calibrate supply, in order to maintain desired price levels,” noted Kamolpat.</p>
<p>“Sellers will benefit from increasing prices in the current residential property market in Bangkok. The Index has grown over 100 percent in less than 3 years. However, buyers can also take advantage of low interest rates and competitive offers from sellers and developers, who are under pressure to reduce their remaining units and release new inventory into the market,” she concluded.</p>
