Those looking for a condo unit in and around the Rama IX-Ratchadaphisek intersection are better off purchasing a resale unit or looking at locations a little further away, according to experts. That is because the price of new condo units here is increasing by 10% annually.
“Despite interesting positive factors in this location, if you buy a unit at the project where unit prices are higher than others or the market average, it may take more time to resell the unit,” says Surachet Kongcheep, Colliers International Thailand Director of the Research, to the Bangkok Post.
This advice applies to both investment buyers and end users who are urged to complete extensive research before making a decision on a unit in the Rama IX-Ratchadaphisek Intersection location. Buyers can also visit a real unit to see the location and facilities at completed projects since prices at these developments can be lower than those at new projects.
“There are many choices in other locations away from this location, for example, those near other subway stations or on sois off Ratchadaphisek Road where unit prices are more affordable. Locations along Rama IX Road are also interesting,” says Surachet.
The reason the Rama IX-Ratchadaphisek intersection area has become so popular is due to the construction of a large shopping mall and 4 new office towers as well as the launch of what will be the country’s tallest building. Predicting an increase in demand, developers have launched a number of condo projects around these developments.
Nearly 9,000 condo units are currently available around the Rama IX-Ratchadaphisek intersection and more than 2,500 units are set to be launched next year, according to Colliers research. This is a big jump from 2011 when the amount of new condo supply launched in the area was minimal.
