            <content:encoded><![CDATA[<p>Despite increased efforts in forest management, clean energy, clean water, and sanitation, the world is still living unsustainably and nowhere near the 2030 agenda. According to the <a href="https://news.un.org/en/story/2021/05/1092532" target="_blank" rel="noopener noreferrer">United Nations</a>, countries are on track to miss their Sustainable Development Goals (SDGs) relating to environmental protection. A recent report by the Convention on Biological Diversity and the UN Environment Programme (UNEP) indicates that we are actually receding.</p>
<p>Elizabeth Maruma Mrema, executive secretary of the Convention on Biological Diversity, said, “The world cannot sustain our rate of use and abuse forever, and it is imperative that we accept the changes in lifestyles and livelihoods necessary to achieve the 2030 goals.”</p>
<p>One of the sectors that significantly contribute to climate change is real estate, and players are starting to realise the urgency of sustainability and taking action. Every year, PropertyGuru Asia Real Estate Summit aims to educate, innovate, and inspire.             <content:encoded><![CDATA[<p>Can you imagine living every day without the internet? Working through a hot day without air-conditioning, no light to shine at night, or getting to choose between hot and cold water in your shower. Based on data by <a href="https://ourworldindata.org/energy-access" target="_blank" rel="noopener noreferrer">Our World in Data</a>, 940 million people, a total of 13 percent of the world, do not have access to electricity. </p>
<p>Electricity is a key factor in helping to alleviate poverty, grow economies, and improve people’s living standards. Even though there has been development in this area, gains are moving too slow and numbers will still be high by 2030 (650 million).  </p>
<p>Many developing countries around the world, namely Sub-Saharan Africa and Southeast Asia, are born out of necessity. Illac Diaz, founder of the Liter of Light Foundation, directly witnessed the poor quality of life of Filipinos after one of the biggest Typhoons in 2013.</p>
<p>Published in the <a href="https://www.asiarealestatesummit.com/ares-digital-white-paper-vol-1/" target="_blank" rel="noopener noreferrer">ARES digital White Paper Vol. 1.,</a> the article “<em>Liter of Light: Illuminating developing nations one household at a time”</em> mentioned that he saw “thousands of people had kerosene lamps in bottles, with a wick made out of used cloth.</p>
<p>And there were children that were getting burned.” Liter of Light found a simple solution that can be replicated at a large scale with many hands – a solar light, built with a screwdriver.  </p>
<p>Further, rural electrification is another solution in bringing electrical power to remote and rural areas. Three ideas were suggested to bring electricity to such areas in developing countries.</p>
<p>First, renewable energy like wind turbines, solar panels, biomass, and hydropower can be affordable and sustainable solutions for off-grid communities. These solutions can be tailored locally and have been proven to improve air quality and reduce fire risk from candles and oil lamps. </p>
<p>Second, innovative financing is key in helping these complex operating ecosystems use existing capital effectively and generation more funds. For instance, PEG Africa provides solar panels on credit, enabling customers to gradually pay in small amounts with each payment going towards ownership.</p>
<p>Last, there is no ‘one size fits all’ solution. The ecosystem needs to be understood holistically, while solutions need to be locally tailored to create better long-term benefits.  </p>

            <content:encoded><![CDATA[<p>With the current unprecedented COVID-19 pandemic, many trends have been accelerated, including sustainable properties and a healthier, more active lifestyle. As remote working and work-from-home arrangements become more widespread, consumers want smarter, cleaner, and energy-efficient homes.  </p>
<p>According to <a href="https://www.nrcan.gc.ca/energy-efficiency/homes/what-energy-efficient-home/20548" target="_blank" rel="noopener noreferrer">NRCAN</a>, any home can be more efficient. New homes are being built to modern construction standards, but older homes can be upgraded to become energy efficient. Some features of an energy-efficient home include airtight construction, air-sealing, LED or ENERGY STAR lighting, better insulation, etc. People tend to think that carbon-negative buildings – developments that use renewable energy sources to generate energy – must cost more than a traditional building.  </p>
<p>However, Professor Jason Pomeroy, founding principal of Pomeroy Studio and Pomeroy Academy, has successfully demonstrated that sustainability doesn’t mean costly designs, but economic designs. As stated in the <a href="https://www.asiarealestatesummit.com/ares-digital-white-paper-vol-1/" target="_blank" rel="noopener noreferrer">ARES digital White Paper Vol. 1.,</a> the ‘B House’, a carbon-negative home in Singapore, is known for promoting carbon wellbeing of the environment and the wellness of its inhabitants at an affordable price.  </p>
<p>But what can <em>you do now</em> to make your existing home more energy efficient? <a href="https://greenhomeguide.com/know-how/article/9-ways-to-make-your-home-more-energy-efficient" target="_blank" rel="noopener noreferrer">Green Home Guide</a> indicates 9 ways to make your home more energy-efficient, some of which are to make sure your walls and attic are well insulated, upgrade or replace windows, plant shade trees and shrubs around your house, replace an older furnace with a high-efficiency system, improve the efficiency of your hot water system, and use compact fluorescent lamps (CFLs). </p>

            <content:encoded><![CDATA[<p>For the longest time, we’ve been aware that forests are cut down to provide for countless human activities and agricultural products. Yet on the report published by the <a href="https://www.ucsusa.org/resources/tropical-deforestation-and-global-warming" target="_blank" rel="noopener noreferrer">Union of Concerned Scientists</a>, when trees are cut down, burned, or left to rot, the stored carbon is discharged into the atmosphere as carbon dioxide and hence, global warming.</p>
<p>It is estimated that deforestation is responsible for around 10 percent of all global warming emissions. As wood is frequently harvested unsustainably as a construction material, real estate and construction are major contributors to the ecological and climate crises. Forests provide immense benefits to the planet and its living beings, from purifying the air we breathe, hosting countless unique animal and plant species, and being a crucial source of food, medicine, and clean drinking water for those in developing countries. Yet, us humans, are jeopardising these benefits through forest degradation and deforestation from construction, illegal logging, and agriculture.  </p>
<p>Nevertheless, some believe that wooden buildings are the future of architecture, seeing that timber structures draw carbon from the air and store it in homes and offices. According to a <a href="https://www.bbc.com/future/article/20190717-climate-change-wooden-architecture-concrete-global-warming" target="_blank" rel="noopener noreferrer">BBC article</a>, wood sourced from managed forestry actually stores carbon rather than emitting it, which makes it much more appropriate than carbon-intensive construction materials, namely concrete and steel, that highly contribute to CO2 emissions.  </p>
<p>But what if there’s an even better alternative than wood? Bamboos. </p>
<p>Bamboo is predicted to be one of the only viable construction materials that can grow in a climate-positive, built-in environment. Troy Carter, co-founder and chief strategy officer at Rizome, is pioneering the use of engineered bamboo lumber as a climate-positive alternative. In the article “<em>Bamboo, a viable construction material for a sustainable future”</em> published in the <a href="https://www.asiarealestatesummit.com/ares-digital-white-paper-vol-1/" target="_blank" rel="noopener noreferrer">ARES digital White Paper Vol. 1.,</a> Troy explains that bamboo is the fastest-growing plant, consumes 12 times less land than wood, 2.5 times the strength and weight of steel, and fire-resistant. There are still many hurdles to overcome for this innovative material, but this is a great step forward for property and construction sectors in fighting climate change.  </p>

Fortunately, as awareness increases, governments, consumers, and businesses are shifting more focus into reducing their carbon footprint.  </p>
<p>One thing we should celebrate about today’s society is our growing demand for socially responsible businesses. As consumers become more environmentally conscious, this forces companies to make sustainability part of their corporate identity in order to persuade customers to support them.</p>
<p>As stated in <a href="https://www.openaccessgovernment.org/businesses-reduce-their-carbon-footprint/70383/" target="_blank" rel="noopener noreferrer">Open Access News</a>, Nielson’s global survey revealed that four in five (81 percent) of consumers feel strongly that companies should be highly involved in helping the environment recover. Additionally, carbon footprint reduction can lead to significant cost-efficient outcomes, cutting down unnecessary spending.  </p>
<p>There are various steps businesses can take to reduce their carbon footprint. A huge part often lies in technology that can help businesses, big or small, to transition into environmentally friendly firms. One of the easiest solutions is to switch to renewable energy, and there are numerous online comparison websites currently available to help businesses compare tariffs and explore the best deals.</p>
<p>Further, companies are encouraged to be more responsible in reducing waste and recycling materials. Technology comes in particularly handy, as tools like cloud computing allow less reliance on printing and physical record-keeping.</p>
<p>On top of in-house practices, businesses should stimulate their employees to implement sustainability values into their everyday behaviours, such as how they commute to work. With the ongoing pandemic, work-from-home arrangements have been extremely helpful in reducing carbon emissions.  </p>

            <content:encoded><![CDATA[<p>According to the <a href="https://www.modular.org/HtmlPage.aspx?name=why_modular" target="_blank" rel="noopener noreferrer">Modular Building Institute</a>, “Modular construction is a process in which a building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time.”  </p>
<p>Modular construction provides various benefits, particularly to the environment. First, this type of building is greener since factory-controlled processes produce fewer site disturbances, decrease material waste, improve air quality, as well as allow for tighter construction.</p>
<p>Second, the construction of modular buildings enables projects to be completed faster, half the time of traditional construction, as building inside a factory eliminates weather delays. The faster buildings are occupied, the faster the return on investment.</p>
<p>Lastly, modular buildings are smarter because it is built to code with quality materials and architectural specifications, and it is designed to conform with any building and modular units’ external aesthetics. </p>
<p>Most individuals are progressively moving to cities for a better life, with data by the United Nations indicating that 25 percent of the population in Southeast Asia’s top six countries will move to megacities between 2015 and 2025, according to the article <em>‘Living sustainably and responsibly for our future and our children’s future’</em>, published in the <a href="https://www.asiarealestatesummit.com/ares-digital-white-paper-vol-1/" target="_blank" rel="noopener noreferrer">ARES digital White Paper Vol. 1.</a> CEO and Managing Director of PropertyGuru Group, Hari V. Krishnan, said, “We need an intervention – an intervention of how we plan our cities and our communities,” and modular construction is part of the solution we’re searching for. </p>
<p>Cities in Asia, including other parts of the world, are getting more congested day by day. It is now time for a change and we all must take a stand, together.</p>

<p>Choosing a quality contractor will also determine just how much money you will need to spend on repairs when you are ready to sell. Poorly renovated tiles, cabinets with loose hinges and a bad paint job will definitely lower the attractiveness of your home. Paint your house in neutral colours and fix it up before you provide a viewing.</p>
<p>It is best to remove all sentimental items such as photos as you do not want to burden the homebuyers with your emotional attachment to the house. Also, keep in mind that how your toilet and kitchen looks will determine the overall value of your home. If you bought your flat in the 90s and have not changed the tiles, windows and cabinets since then, it is important to update them. Nothing puts people off more than outdated designs. Pay careful attention to your kitchen too as this is considered the heart of the house to most people.</p>

<p>Home designs are like fashion apparels. They change with the seasons. What may be in this season will surely change five years later. The strong smell, the noise, the shed fur on your carpets as well as any structural damage done by the pet will devalue your home significantly.Therefore, before you open your house, you will need to clear up all traces of your pet.</p>
<p>If you own just one pet and are confident that it will behave, do check with the homeowners if they are allergic or afraid of certain animal types. Keep your pet confined to a specific part of the house and keep it off-limits. Hang a warning sign above the spot to inform viewers. The last thing you want is for a curious viewer to happen upon your cat or dog and is threatened by it.</p>
<p>When you are unsure of how to prepare your house, just remember that you are not doing it for any particular person. You cannot make everyone happy, but you can accommodate varying preferences by being as neutral as possible.</p>
<p>Being neutral means keeping your home's customization to a minimal. If you have to spend money to renovate your home so that it appeals to a wide base of clients, do it. If you need to give your home a fresh coat of paint because your current paint job is peeling off or it's not a neutral colour like white, then do it.</p>
<p>Nothing is worse than sticking to your design choices and watching prospects view your home only to leave because the renovation they have to do to cover your excessive customizations will cost them far more money than they are willing to part with.</p>
<p><strong>The best way to do all of this is detach yourself from the memory of your home. Remember that you want to sell your home so maintaining its emotional connection to you while you are trying to sell it is not worth the price.</strong></p>
